No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
SAPlanning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.
Rental
No advertised rent is recorded. Suburb median rent $613/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.
1 of 10 questions answered so far
Development optionality of this lot
UnknownPlanning layers have not been retrieved for this property yet.
Nearby development pipeline
UnknownNearby development applications are not loaded. This lot’s own applications are a separate question.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.

The 1607sqm of land that this home lives on is very special - it is actually two separate allotments that blends in beautifully with the Minno Creek catchment. The house itself was built in 1965 across the boundaries to provide for a wide frontage and glorious north facing backyard. It is incredibly peaceful, the warm winter sun will find its way through a sheltered canopy of mature trees, the children will have a ball with a winter-creek setting and for those who love the idea of creating their own backyard bliss - the land size and space invites creative potential!
The home is deceptive and quite a surprise with great accommodation. It is spacious and practical in the way families can come together in the main living areas, and then privately retreat to their bedrooms, especially mum & dad on the upper level! Construction is; solid cement-brick with a Colourbond roof and concrete floors throughout - the upper level is a suspended concrete floor too! And it definitely has that mid-century appeal with a few contemporary features of the era, high ceilings and large windows that bring in the outdoors.
From the breeze-block portico entry, the entry hall shows off its brand-new laminate flooring and clean white walls - it also serves to separate the children's bedrooms from the main living areas.
There are four light filled bedrooms tucked away in their own wing!
Two are single rooms and two are double in size with built-in robes. All enjoy an outlook to gardens and they share a main bathroom that was upgraded a few years ago. The hallway also has built-in storage and a handy laundry-chute!
The kitchen and main living areas combine in a beautiful way.
The galley style kitchen was renovated a few years ago - it is very spacious and features huge windows that look out over the backyard setting! It was improved in keeping with the style of home, it's practical with great storage that includes a mobile bench that comes in very handy, especially when entertaining! You can seat a few stools by the window and in the dining area, there is plenty of room for a large table.
There is a time for open plan living and there is a time for separation - the main living here is the best of both! It combines with the kitchen and dining area when you want it to and it feels separate when it comes time to lounge around the TV. Acoustic timber ceilings are a timeless feature - they bring a sense of warmth and ambience to this spacious room, while large windows look out to the front garden and there is excellent wall space for furniture and art!
From the dining area, huge sliding doors provide a visual connection to this amazing backyard aspect and open out to a concrete walk-through verandah. Out here, the elevated outlook to a green environment will be missed by the owners - it is the ideal spot to alfresco, barbeque and display your favourite pots! Being under-main-roof, it is the entry point to the laundry and also provides sheltered access to and from the garage and work-shed.
A sliding door from the main living area reveals a private staircase that leads to a fabulous domain for mum and dad on the upper level - it is quite the ideal set-up! The bedroom has great robe storage and wall mounted built-in side tables to the bed space. The bedroom is private to a cosy ensuite, and while it presents in original condition, it will be an easy one to renew in time with your own ideas.
The adjacent lounge-retreat and study nook is a great space!
It is the genuine retreat, a place to get away from it all. The studio-style room is of perfect dimensions where you can; lounge around the TV, exercise, yoga, display your favourite books, read and listen to music in absolute peace. Think of stoking the pot-belly and kicking-back with an outlook through large windows to the treetops and sky-views. It is quite perfect. There is also a very cool built-in desk on parquetry flooring, complete with its own storage and display shelves.
Garage and work-shop space like this can be hard to find.
Driveway access is easy to a huge double-carport with perhaps even room for the camper-trailer too! With great height, there is room enough for two racked four-wheel drives, and being able to directly access a second double garage complete with a mechanics pit and storage-cellar is a unique feature! For the tradesperson or hobbyist, it doesn't get any better!
You can never have enough storage - in addition, there are two secure areas with their own access points and a concrete garden shed with its own power source. The property has 3-phase power and a solar system too!
With a landscape of green lawn and established trees that line Minno Creek along the back boundary, this backyard setting is amazing. You can just imagine a long table with family and friends under the canopy of a giant evergreen tree, there are open areas for kid's play equipment and a cubby-house, reinstate a home for the chooks and imagine your very own market garden! There is more than 25,000 litres of rainwater store and for the gardener, it is a paradise with abundant potential to really have some fun!
