No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
For more information on this property, visit Queensland Globe.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
QLDPlanning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.
Rental
No advertised rent is recorded. Suburb median rent $988/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

Listing material
Listed by Ray White TMGDear Future Owner,
When we first discovered 6 Leila Court, it was the potential that immediately caught our attention - particularly the home itself and the pool area. We could see what it could become, and over the years we have lovingly transformed it into a home that worked beautifully for our family and became the backdrop to so many wonderful memories.
We completely redesigned the floor plan, creating a home that feels connected, comfortable and incredibly functional. The kitchen and extension quickly became the heart of our home, where so many meals, conversations and celebrations took place. The new kitchen has a walk-in pantry and an under-bench water filter, while the adjoining entertainment room has become another favourite space, complete with blinds and its own air conditioning.
We have renovated almost every part of the home, including the ensuite and main bathroom, re-tiled throughout, created a walk-in wardrobe in the main bedroom and added plantation shutters throughout. There is even a linen cupboard cleverly incorporated into the garage.
Outside is where so much of our family life has happened.
The pool area has been a favourite, particularly during summer. We loved having breakfast by the pool in the mornings, enjoying an evening drink as the sun went down and, on warm evenings, swimming in the pool with the lights on. The pool is heated and has a pool blanket, making it something we could enjoy for much more of the year.
We also added a glass pool fence and spa surrounded by bamboo screening, creating a private outdoor retreat. The gardens have been completely transformed, with new landscaping, vegetable patches, a greenhouse and a powered one-car garage/shed. We even created a garden down the side of the house, giving us plenty of space to enjoy the outdoors.
We have thought carefully about the practical details too. There is 15.9kW of solar panels with a 13kW tesla battery, energy-saving lighting throughout the living areas and central heating and cooling throughout the home, plus additional air conditioning in the entertainment room.
For anyone working from home or who simply wants great connectivity, the house has FTTP with data cabling for Wi-Fi in multiple areas pf the house. There is also a pull-down attic ladder providing easy access to additional storage - one of those features you might not notice straight away but will really appreciate.
But what makes this house particularly special to us isn't just what we've changed. It's what happened here.
This is where our children grew up. The pool was the centre of countless birthday parties, with children running in and out of the house and neighbours becoming close friends. We spent so many wonderful evenings entertaining in the kitchen, and the home was always full of young people, laughter and activity.
Our street became a real community. We organised barbecues down at the end of the cul-de-sac, celebrated Halloween with the neighbourhood, created elaborate Christmas displays and even held yearly Easter egg hunts. These are the memories we will take with us.
If we could take one thing from this home, honestly, we'd take the whole thing with us. We have loved living here and have put so much care into creating a home that is beautiful, practical and enjoyable. The only reason we are leaving is because we are heading overseas - otherwise, we would happily stay.
We hope the next owners see what we saw when we first arrived: the potential to create something truly special. More importantly, we hope you fill these rooms, gardens and poolside spaces with your own celebrations, family traditions, laughter and memories for many years to come.
Warm regards,
The Owners

With the owners relocating overseas to be closer to family - they had originally planned to remain here and continue improving the property. Architectural drawings have already been completed for a front fence, carport, gatehouse, and a beautiful undercover outdoor entertaining area and deck overlooking the pool. These plans will be passed on to the new owners, providing an exciting opportunity to take the home even further and bring their vision to life.

Nearby development applications are not loaded. This lot’s own applications are a separate question.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.
