What should you know about this lot before spending serious money?

Why this property?

  • FactLast recorded sale $3,125,000 (12 Nov 2025).(Recorded sale)
  • FactLand 6,135 m²; no building size recorded.(Property record)
  • CalculationRecorded House sales in Doonan (last 5 years) with land size: median $245/m² of land (n=103). Districts calculation from recorded sales — not a valuation.(Districts recorded sales)

What could make it worth more?

No upside evidence detected in the data Districts holds for this lot.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

QLD

Why this lot, not just this suburb

Why could this property outperform?

Planning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $822/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

Planning layers have not been retrieved for this property yet.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded. This lot’s own applications are a separate question.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

Modern Acreage Living – Close To Town

This stunning acreage property in the heart of Doonan offers the perfect balance of modern living and the peace and serenity that acreage lifestyle provides. The modern residence, which is less than two years old, is positioned high on the block enabling you to enjoy views of the vast open lawn spaces the natural landscape and wildlife. The aspect here is perfect North, which means the residence experiences the best natural light throughout the day and the tall trees that line this property cast lovely shadows over the lawns during the day, providing cooling shade during the warmer months.

There is something truly magic about this property and after seeing it, you will know what I mean. This home has a calming effect, with each space capturing a different aspect and glimpse of nature, not to mention the soothing sounds of native birdlife.

As an overview, the property consists of 1.5acres (6,135sqm) with the main residence centred at the top of the block overlooking the sparkling inground pool below, with an added shed for additional car accommodation or workshop, all within a secure (gated) fence line.

Read the full description

The home has two entries, one which is less formal via the double carport, where you can hang your coat and remove your shoes in the mudroom and the other is much more formal, large pivot door which is very fitting for the large open plan living area it enters. The first thing you notice about the living area is the high, pitched ceiling, VJ feature walls and the cascading natural light coming from the skylights. The floors are a hardwearing polish concrete, which beautifully balances with the choice of timber features used in the kitchen cabinetry and the lush green backdrop of the acreage landscape.

The kitchen benchtops are absolutely huge, so if you are entertaining friends at a party or feeding a hoard of hungry kids, there is space for everyone. The kitchen has been fitted with Franke appliances including a large oven, gas burner cook-tops and even a separate butler's pantry with an extra sink and more storage. The beautiful balance of smaller feature tiles and stone can be seen in the kitchen and right through to other parts of the home, which I think is a good sign of quality and that the home has been well thought out from conception.

The kitchen overlooks the dining area and open plan lounge, which is how most people prefer to live these days. Stepping out the glass sliding doors, the alfresco space runs the full length of the living area and also has direct access from the master suite. In this area you have plenty of space for a dining table and an outdoor lounge, which is where you will likely spend most of your time considering the balmy coastal climate. The lawn that extends off the alfresco area is good for kids to play in full sight of the living area or pop a beanbag down and enjoys the acreage vista. Beyond the terraced lawn area, you will find the 10m x 4m in-ground pool, which has loads of sunbaking space around the pool or setup a table under the shade of the umbrellas. This pool is maintained by the innovative 'naked pool system', utilising silver and copper ionization for filtration.

Another element that I love about this home is that the master suite and kids/guest rooms have been kept at separate ends of the home. The quality finishes continue into the large master suite, with a huge feature window that nicely frames the garden. Even if you are laying in bed, you have an incredible view of nature. The master suite features a large walk-in robe, fully kitted out with storage for his/hers areas. The ensuite bathroom is very spacious featuring a lovely blush tile, double shower, double vanity and toilet.

At the opposite end of the home, your guests (or kids) will enjoy spacious double bedrooms, with built-in robes, ceiling fans and each room gets it's own green aspect to enjoy. The bathroom at this end of the home features a soft mint tile, with double vanity, shower and bathtub. In the same hallway there is a large powder room with sink and toilet.

At the northern end of the hallway there is a media room or second lounge, big enough for even the largest of family lounge suites. This space can be filled with light and have views of the natural landscape or it can be closed off with the floor to ceiling block out curtains, making this the perfect spot for movies any time of day.

Heading outside, you will enjoy cultivating your own herb and veggie garden with raised garden beds or tinker away in the double bay shed. Down the back of the block, there is a fire pit with laid back chairs, perfect for those cool winter nights nursing a wine or scotch under the stars.

This home is an absolute pleasure to show, so please book in your private viewing today.
