No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Estimates only, at standard investor rates — no first-home or owner-occupier concessions applied. Not included: lenders mortgage insurance (usually applies when borrowing more than 80% of the price), loan application and settlement fees from your lender, the foreign-purchaser duty surcharge, and building insurance — in Queensland the property is at your risk from the first business day after signing, not from settlement. Verify with your conveyancer.
Stamp duty and transfer fees: Western Australia schedules from 2026-07-01. Ongoing council rates and land tax are not included.
Pre-filled with Bedfordale's advertised median rent — not a rent for this listing.
Gross yield is weekly rent × 52 ÷ price. Net yield subtracts operating expenses. Cashflow then subtracts interest-only interest on price × LVR. Tax, vacancies, and principal repayments are not included.
Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
WAWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 10,100 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.
Rental
No advertised rent is recorded. Suburb median rent $696/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Gross yield if leased at the suburb aggregate is 3.0%. The yield that matters is the one on achieved rent, which has not been inferred for this address. Net yield (land tax, rates, insurance, vacancy) is not loaded. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.
1 of 10 questions answered so far
Development optionality of this lot
UnknownWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 10,100 m² — that is not official geometry.
Nearby development pipeline
UnknownNearby development applications are not loaded for this property.
Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.

Listing material
Listed by O'Neil Real EstateIn a world with more than eight billion people, finding your own little piece of space can be a hard thing to do. But every now and then, an opportunity comes along that lets you be close enough to everything you need, while still feeling like you've got the world to yourself.
Set on two and a half acres, this is a first-rate opportunity to buy a little more freedom. The freedom to think. The freedom to breathe. The freedom to have a veggie patch that feeds more than one person. And simply the freedom to enjoy…a bit of freedom.
This beautifully renovated four-bedroom, two-bathroom home is undoubtedly one of the best opportunities anywhere on the market right now. The photos capture just a little of the lifestyle that's on offer, but a visit to see it for yourself will let you experience just how appealing it really is.
LIVING HERE
The floor plan shows you a lot more detail about what goes where and how it all fits together, so I won't yammer on about every room right here. If you'd like the more immersive, long-winded version, check out the video tour and see just how everything clicks.
Life in this home centres around the kitchen, meals and lounge, all of which open onto that beautiful big balcony at the front, where you're eye level with the trees and perfectly positioned to enjoy this stunning rural outlook.
The kitchen really is a standout feature. There's a delightful sense of welcome within this design, and it just feels like the sort of place where everyone naturally wants to gather. It's perfectly set up to cater for a crowd, with the big Belling five-burner stove and multi compartment oven taking pride of place. There's excellent storage, along with a butler's pantry that keeps everything close at hand.
And I have a sneaking suspicion that on a property like this, even if you're not yet, The algorithm of life will probably persuade you to get on the sourdough bandwagon, and very quickly. The de-hydrating, jarring, and preserving things will just start happening. Whilst it's not a legal obligation I think it's just what happens.
Anyway... back to the point. This kitchen is perfectly set up for exactly that kind of lifestyle.
The stunning timber floors throughout the home are original, and the character of this design, with its high skirting boards and beautiful timber features, really is something special.
The lounge room features a fireplace and, thanks to the way the home has been designed, it all takes in that beautiful outlook. When I say "designed", I don't know whether there was some stroke of architectural genius involved. It's probably more that it would have been downright foolish to build a house that didn't point towards such an attractive aspect.
The bedrooms are superb. The main bedroom features a large walk-in wardrobe and a beautiful ensuite bathroom. It's a lovely retreat, and while this is very much a home designed around everyone coming together, it's nice to have a peaceful space to slip away to at the end of the day.
The secondary bedrooms are all an excellent size, and occupants of any age should be delighted with what's on offer. The bedroom with the built-in bunk bed is particularly special, complete with its own walk-in wardrobe. It's such a cool room.
The main bathroom is gorgeous, featuring a clawfoot bath and a picturesque outlook across the property. Everything about this space just ticks the boxes.
There's also a large study with built-in desks and shelving. It's the ideal place to let homework be homework and family time be family time. If you'd rather not have the kitchen table covered in books and school projects, this is a brilliant solution. And if you work from home, it's equally well suited as a dedicated office.
OUTSIDE
The property has been beautifully cared for and is well set up if you'd like a couple of animals. There's a paddock at the front which, with a little bit of work, would make a fantastic horse paddock. There are some magnificent mature trees around the block as well. Honestly, you can see it for yourself in the photos and the video. It's just a beautiful place to be.
The pool is perfectly positioned to become the hub of activity every summer. You can keep an eye on it from both the kitchen and the entertaining area, and it's a fantastic big concrete pool that's sure to create plenty of family memories.
The property is serviced by rainwater, which is great because once you start baking your own sourdough and preserving your own fruit, you probably stop trusting the government... and there's no way you're drinking that fluoride stuff.
WHERE IT IS
It's an incredible location, right on the doorstep of Bungendore Park, with so much natural beauty surrounding you. Wungong Dam is just up the road, Southern Hills Christian College is only minutes away, and you're only moments from Albany Highway, making it a quick drive to shops, cafés, restaurants and all the everyday services you could need.
Even if you're not familiar with the area, allow yourself a little extra time after inspecting the home. Take a drive through Bungendore Park, head along Churchman Brook Road into Roleystone, and experience just how special this part of Perth really is.
