What should you know about this lot before spending serious money?

Why this property?

  • FactLast recorded sale $920,000 (28 May 2019).(Recorded sale)

What could make it worth more?

No upside evidence detected in the data Districts holds for this lot.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning

Planning and development

Planning data is being calculated

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood

Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Bushfire

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

SA

Why this lot, not just this suburb

Why could this property outperform?

Planning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $576/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

Planning layers have not been retrieved for this property yet.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded. This lot’s own applications are a separate question.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

NEED | O'DONOHUE Team

In our clients own words...

Read the full description

Why did you choose this home?

We loved the front outlook over the Golf Course, and the fact that we weren't looking into another front yard.

Is the home easy or ideal for entertaining and why?

Our home was built to be 'the entertainer'... massive kitchen, living, dining area, all opening out onto the large alfresco with plumbed gas for the barbecue. The windows in the living area, are perfectly position, to see the kids playing in the pool, whilst preparing dinner in the kitchen.

Parents' bedroom was strategically placed at the rear of the home, so as to not disturb kids sleeping, whilst entertaining.

The kids wing of the home was designed for us to be entertaining in the alfresco, and we can close off their bedrooms, hallway and living area, and it is far enough away to not disturb them.

What is the best part about living in the home?

I love it on a sunny spring morning, when I rush out into the carport, and hit the roller door button, to head off to school drop off, and the sweet scent of damp, freshly mowed lawns wafts through into the carport... it puts a smile on my face every time... it has to be one of my favourite smells...

I love how quiet the street is on the weekend, and all you hear, is the 'tink' of the golf club connecting with a golf ball.

I love the size of the house, so as when the kids have friends over, we aren't falling over each other, and there is plenty of room for everybody, AND the rest of the street...

I love how we have designed the home so that we aren't reliant on-air conditioning in the summertime... and on most days, we can just flick the fans on, to create some airflow, which makes it for very comfortable living. (we do have air conditioning by the way, just not used in the summertime a real lot).

What do you like about the location?

I love the parks positioned throughout in the backstreets of Novar Gardens... with 2 dogs, it is lovely walking through, and finding all the open space, green parks and playgrounds. They are absolutely everywhere, and when the kids are with me, they love running off to check out what each one has to offer...

I also love being able to walk across the road to the Glenelg Golf club for Breaky or Dinner, when we haven't done the shopping, without having to get in the car and drive...

I love to walk my 2 dogs, and really enjoy walking around the outside of the Golf Course on a brisk sunny Sunday morning... I think it is about 6 kms in total and is a lovely quiet walk.

What is your favourite part of the home?

Oh jeez... If I really had to choose, I think our favourite part is the entertaining area, and pool...We love to sit out there on a balmy summers night, with the family, cooking a BBQ whilst the kids swim, and watching the news on the outdoor TV (or my hubby watching the cricket). I LOVE our main family kitchen, dine & living area...

I also feel that we have incorporated a lot of storage throughout the home, which is definitely a good thing!!

Anything in particular you like or designed in the outdoor area?

We designed the alfresco to be large, and to overlook the pool, with entertaining at the forefront...

We have kids and find the grassed area to be great for sports practice, and to laze on their towels after getting waterlogged in the pool on a hot day.

We also have 2 dogs, with sufficient size area for them to have a run around.

Any work you have completed on the property and anything about that you can tell us about?

The house is 5 years old... we have included Essa stone bench tops and glass splashbacks the whole way around the kitchen... there is plumbed provision to install a fridge with water / ice functionality. The floating floorboards are natural timber (not laminate)... in bedroom 2, we installed sound proofing in the walls between the ensuite and the bedroom, to reduce noise from the bathroom, when the children is sleeping... wiring for surround sound in the Alfresco, family living, and kids living areas...we have put a lot of blood, sweat, tears and hard earned money to get it to where it is today. We are very proud of what we have to offer, and will truly be very sad leaving...

What are your best memories?

Sitting in the alfresco after a long week at work, with a glass of champagne for me, and a beer for hubby, voting on the diving (belly flop) competitions going on in the pool, between the kids and their friends

Christmas Parties, on hot Christmas's

So many amazing memories have been made in this home... I am starting to tear up.

What will you miss the most?

Closeness to PHOS netball club, stunning Parks and Glenelg Golf Club

But most of all, I will miss out beautiful big home...
