This property has some cleared native pasture grazing paddocks which are fully fenced. The balance area is timbered forestry with ironbark, gums, pines and good native pastures for grazing. Both seasonal creeks on the property (Canning Creek & Mingimarny Creek) are seasonal with sandy creek bottoms and waterholes.

The old "farm cottage" which is well over 100 years old that appears to be solid, but in desperate need of renovations could clean up well and returned to it's former glory. It is currently connected to an off-grid solar & battery supply, with several water tanks around the cottage and seem to be connected. There is a very old timber shed that is falling down near the cottage as well as a "poultry" yard which seems to be fenced with some shelter. An old set of steel stock yards is set up which seems to be usable and in good condition.

There is loads of "yard art" (JUNK) scattered around the cottage with some old trucks, vehicles, machinery, scrap metal and the list goes on. But as the saying goes "one person's trash is another person's treasure". I see some good value in scrap metal and salvage that could provide some quick instant cash or future projects.

Water is in good supply with four established dams and lots of good catchment areas for new additional dams if you want. There are waterholes in the seasonal creeks (Canning Creek & Mingimarny Creek) as well as two bores which are currently connected to solar pumps (depths & flow rates unknown as they were drilled years ago) and we have been told the water quality and flow rates are quite good.

The property is bordered by state forest with large grazing and crop farms as well as olive groves, adventure retreats and rural lifestyle properties surrounding. There is an abundance of Australian native animals spotted here such as kangaroos, wallabies, wild deer, pigs, hares, koalas, emu, goannas and many varieties of birds including the great wedge-tailed eagle.

All boundaries have been recently cleared by a dozer then smoothed with a grater and you can easily drive around the entire property as well as loads of internal tracks.
