The property is situated approximately 30 kilometres by road east of the township of Jandowae and approximately 55 kilometres north of the regional centre of Dalby. Access from Jandowae is gained via the bitumen sealed Kingaroy - Jandowae Road.

The country on Oklahoma is transitional in nature and difficult to describe accurately. Approximately 97.8 hectares (66%) comprises undulating Poplar Box, Brigalow and Belah country with areas of alluvial plains. The remaining area, approximately 50 hectares (34%), is of plains and low escarpments timbered with Vine Scrub and Brigalow, Belah throughout. Soils range from heavy alluvial plains to lighter undulating Box country.

Majority of the Category X country (approximately 97%) has been pulled, stick raked and burned, with further development of approximately 16 hectares being originally farmed and now been planted to improved pastures (Green Panic, Buffel Grass with native pastures). Approximately 17 hectares was originally farmed and contoured however has been planted to improved pastures (Green Panic, Buffel Grass with native pastures). The remaining Category X grazing country is planted to predominately improved pastures, Desmanthus, and multispecies legumes.

Overall, the property development and country maintenance is good with only minor regrowth, with the larger standing timber remaining, adding to aesthetic appeal. The property is fully fenced around the boundary and internally subdivided into two paddocks. Construction comprises steel and timber posts with barb wires. Oklahoma is considered adequately watered by two bores and seasonal water holes in Downfall Creek plus a 60 MEG irrigation licence.
