The side entrance from the carport has a ramp leading to the back entrance of the home and enters through the laundry. Such an easy access from the carport when bringing home the shopping or taking out the washing to the clothesline.

The kitchen, dining and living room is an open plan style, but some may wish to refurbish, whilst others may take their time and live comfortably and enjoy planning exactly what they would like. The air conditioner is in the living room and does cool the whole house. If you look hard from the kitchen window you may see a tiny glimpse of the water view of the lake - sometimes referred to as "a real estate agent's water view".

The laundry does include a 2nd toilet and vanity basin - handy for when you have visitors.

Both bedrooms have built in wardrobes and there are ceiling fans in this home for easy cooling. The main bathroom is like an ensuite and is spacious.

The house position on the block is a north/ south aspect and so there is good cross ventilation without using the air conditioner. There is carpet in the bedrooms, but you may wish to replace this with other floor coverings of your choice. The living area is tiled.

Some potential buyers may want to paint throughout this home before moving in or otherwise decide after moving in. It does need some attention to repairs and some modernizing. It has a great size carport and a ramp leading into the house from the carport.

This is such a good size home to enjoy, and the Site Fees are approximately $22 cheaper that the homes overlooking the water. The new Site Fees are now approximately $951-81 monthly but can be paid fortnightly. The friendly On - Site Managers will provide the Manufactured Homes paperwork for the potential new Owners once I notify them that we have agreement in principle. You cannot sign a contract document without having read and understood the Manufactured Homes paperwork. You may decide to have your Conveyancer or Solicitor to peruse the paperwork too.

When you buy a Manufactured Home within an Over 50's Park you purchase the home only and lease the land. There are no Council Rates to be paid by the homeowner as you do not own the land and also there is no Stamp Duty to be paid, for the same reason.

This is not a Retirement Village and so there are no Entry or Exit Fees to be paid.

The Recreation facilities are:

1. A large Recreation Hall for various activities - indoor bowls, pool table, stage and dining areas, craft area and Tv and reading area.

2. A full kitchen that can be utilized for Park Functions, individual owner Celebrations and musical entertainment.

3. Tennis Court - there is regular tennis groups

4. Gym room with a sauna

5. 2 x Swimming pools - one is heated and the rear pool in the Complex has the BBQ area and seating.

6. The walk area is flat walking and is approximately 1km in distance to walk around - a great way to meet your neighbors as well as exercising.!
