No upside evidence detected in the data Districts holds for this lot.
No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
SAPlanning layers have not been retrieved for this property yet. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded. This lot’s own applications are a separate question.
Rental
No advertised rent is recorded. Suburb median rent $505/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

Listing material
Listed by Harris South CoastMagnificent State Heritage cottage on a huge inner township allotment of 2342sqm approximately of irregular shaped land, positioned on the left hand side approach of the Hindmarsh Island Bridge.
The property has two unique entrances, both from Brooking Street and Liverpool Road. The front pathway leads to a stone archway entrance and tessellated tiled verandah. At the front of the property is a mounting block for mounting your horse!
'Captain Ritchie's Cottage' was originally built in 1865 by Captain Adam Johnston from timber from the hull of a ship. It was later clad in limestone. The house was occupied for many years by Captain Ritchie, an early river boat captain, and named 'Port Seton' after the town near Cockenzie, Scotland, where he originally lived. The cannon on the roof was put there by Captain John Dodd in 1917. It was dredged from the Port River where it had been dumped as ballast.
The property has been currently owned by the same family for almost 15 years and has been lovingly cared for during this time.
The township of Goolwa was first settled in 1841, resurveyed in 1853 and proclaimed a River Port in 1857. The inner part of Goolwa town was declared a state heritage area in 1987 to recognise its historical importance as one of the country's most significant River Ports. This declaration ensures the town's historic fabric is preserved while at the same time promoting tourism. Each building is well preserved.
The original house at 12 Brooking Street Goolwa consisted of four rooms, before undergoing various extensions and sheds over the years, illustrating the improvised growth and development of a cottage into a large eight room property with cellar. The original cottage, erected in 1865 was built of timber hewn for building river boats. The limestone front section with turret and bay window was an 1880 addition.
The property consists of the main residence plus outdoor kitchen with 1865 fixtures, hay shed and old 'general store'. The main residence comprises three bedrooms, two living rooms, one of which could easily become a fourth bedroom, two bathrooms, large eat in family kitchen, laundry and 'large study, now in demand as we find new ways of working from home, plus dry cellar. There is ample potential to increase the accommodation capacity further if desired.
With so many important features to note, this residence boasts high ceilings, polished Baltic pine floor boards and original stone walls throughout. The character hallway features British oak, ship lap lining from a 19th century Coorong shipwreck. A superb formal lounge, incorporates bay window, wooden ceiling and original fireplace.
Whether as continued holiday home use or as a large private residence, this home offers the unique opportunity to upgrade further, subject to STCC and State Heritage requirements, in keeping with the authenticity of the building...an exceptional offering.
Although the traditional entrance is off Brooking Street, the second entry off Liverpool Road provides vehicle access to the expansive garden area.
Other features include ducted evaporative cooling, combustion fireplace, 6 original fireplaces with working chimneys, NBN, new hot water service, double garage with inbuilt workshop and the property has been recently repainted throughout. The private low maintenance gardens with rainwater tank have several fruit trees, including apple, lemon, orange, cherry, peach, pear and 100 year old olive tree.
This outstanding property in the heart of Goolwa offers the discerning buyer a rare opportunity to purchase a piece of South Australia's river history.
Every precaution has been taken to establish the accuracy of the material herein. Prospective purchasers should not confine themselves to the contents but should make their own enquiries to satisfy themselves in all respects. Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.
