Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood

Not retrieved

Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Bushfire

Not detected — official

The official layer was queried and no bushfire risk zone was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Heritage

Not detected — official

The official layer was queried and no heritage listed area was detected on this parcel (Landgate SLIP, retrieved 31 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

WA

Why this lot, not just this suburb

Why could this property outperform?

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 2,000 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $696/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

2 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 2,000 m² — that is not official geometry.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Knownmedium

Official parcel about 2,005 m² — land size can look like optionality. No material overlays were returned that would explain a discount. That is not proof the price is fair. Nearby DAs, easements, and flood-layer gaps can still explain a cheap-looking listing — those are not all loaded.

  • Lot-level flood

    Unknown

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

No DA adapter returned applications for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

PREMIUM POSITION AND A HOME DESIGNED FOR LIFE

Prepare to be blown away, not just with the visit to this property for the first time, but every single day of your life. This is the sort of home that will never get out of your system. There's just something about the first time you stand out on this observation deck and see so much of the world from what could be your very own backyard.

Check out the floor plan for yourself and see just how extraordinary this design is. It's a beautiful home with a real emphasis on living a life that centres around togetherness. Look at the photos and take the video tour, but nothing will ever come close to visiting this property for yourself.

Set on a 2000 sqm block, this is what hills living is all about.

Read the full description

LIVING HERE

The main living area is enormous, with soaring high ceilings and a view from every angle. It is spectacular. Every part of life happens in this part of the home, and you can configure it to suit your style. It all opens out to that magnificent living area that is your backyard.

Normally, when I talk about a property, I do the bit about the inside, then I do the bit about the outside. But here, it's so much a cohesive design that I have to talk about that now. You get the feeling that the outdoor area is just part of everyday life - and really, it is.

Your days are pretty much determined by your mood, your comfort levels, or the time of day you're eating. You'll just move around all of these great spaces as you see fit. Dinner with a sunset, breakfast looking down at the kangaroos at the bottom of the block - there's always something going on as you get about your daily business.

While I could write on and on about how great it all is, there's a very too long video where I go on and on about how great it all is... You can watch that if you want to see the tour for yourself. Or better yet, just hit the email agent button and book an appointment to see it as soon as you can.

The bedrooms are very well designed, with the three bedrooms offering ample space for everyone. The main bedroom is a beautiful design and features an open ensuite bathroom with a spa bath. It also features a built-in wardrobe and ample space for larger furniture styles. It is an exceptional design and, of course, it has a beautiful view.

The secondary bedrooms are at the other end of the passage, and there are built-in wardrobes in both. The activity room positioned adjacent to these two rooms is a great feature and allows for some separation from time to time whenever being together in that amazing central living space is getting a bit too much.

In addition to all of that, we've got a workshop, ample parking, and easy access on this block. That's a rare thing in the hills, but it's a very practical design, and this block really works so well.

WHERE IT IS

The location is absolutely brilliant. Set at the top ofMount Richon, you can pretty much see everything you ever need to do from here. If you work in the city, well, you can see the city. If you need to catch the train, you can see down into town where the train line runs. If you want to go to the coast, well, you have a clear view right out across the metro area to the coast.

Get onGoogle Mapsand see for yourself just how close it is to all sorts, including shops, cinemas, public transport, schools - everything you need for a modern life.

WHAT NEXT?

Hit the email agent button at the bottom of this webpage and we'll be in touch to set up a time so you can see it for yourself.
