What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

No verification items generated for this record.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Flood, bushfire and heritage

Flood

Not retrieved

Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.

Bushfire

Not detected — official

The official layer was queried and no bushfire risk zone was detected on this parcel (Landgate SLIP, retrieved 30 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Heritage

Not detected — official

The official layer was queried and no heritage listed area was detected on this parcel (Landgate SLIP, retrieved 30 Aug 2026). Mapped layers change — this is the strongest all-clear Districts can give, not a certificate.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

WA

Why this lot, not just this suburb

Why could this property outperform?

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 4,002 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $696/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

2 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 4,002 m² — that is not official geometry.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Knownmedium

Official parcel about 4,013 m² — land size can look like optionality. No material overlays were returned that would explain a discount. That is not proof the price is fair. Nearby DAs, easements, and flood-layer gaps can still explain a cheap-looking listing — those are not all loaded.

  • Lot-level flood

    Unknown

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

No DA adapter returned applications for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

A MOST REMARKABLE PROPERTY

This is simply extraordinary.

Set on a stunning 4,002 square metre block, there is not another one like this.

I could write on and on about how beautiful this property is, but you've seen the photos, perhaps you've already watched the video, and I'm sure you already understand what makes this place so special.

Read the full description

Any visit to this property leaves an impact because it genuinely feels like the sort of place where you are supposed to be. The gardens are extraordinary, and the home itself is entirely captivating.

I'll keep this description fairly brief because the video walkthrough shows you all the detail, and the floor plan demonstrates just how much space there is throughout the home.

LIVING HERE

Everyday life here centres around an incredible living area with soaring cathedral ceilings, glorious natural light, and a beautiful connection with the greenscape surrounding the home. The kitchen is beautifully designed with excellent workspace and storage, and the living area itself is wonderfully versatile in how it can be configured to suit your lifestyle. It all feels relaxed, welcoming, and effortlessly comfortable.

One of the true highlights of this property is the way the indoor and outdoor areas integrate so naturally together. The flow between the spaces is exceptional. Winter afternoons finding the sunny spots, summer afternoons retreating to the shade - it all works together beautifully. There is something genuinely special about the way this home feels to live in.

The bedrooms are all beautifully proportioned. The main bedroom enjoys a marvellous outlook across the back lawn, and waking up here genuinely feels like being on holiday every day. The ensuite bathroom has been thoughtfully designed, featuring dual vanities separated by a deep corner bath, along with a separate shower and separate toilet. The room also offers both built-in and walk-in wardrobes.

Bedroom two has semi-ensuite access to the main bathroom, making it ideal for guests - or clearly delivering a message to your children about which one of them is the favourite.

At the front of the home, the study enjoys a gorgeous outlook across the private front gardens and includes exceptionally well-considered built-in furniture. If you work from home, this is genuinely living the dream.

There is so much more to talk about with this home, but you can explore all of that in the video walkthrough. Or better yet, come and experience it for yourself. That's when you'll truly understand just how amazing it is.

OUTSIDE

In case you can't already tell, I am personally in love with this place, so I'll spare the internet an overload of my thoughts and feelings and just give you the highlights.

Awesome outdoor entertaining areas, magazine-worthy gardens, bore reticulation, extraordinary lawns, and an incredibly serene environment.

There's an orchard at the front, drive-through access to the powered workshop, plus a separate six-by-six metre shed out the back. Honestly, you could spend the rest of your life trying to get over how brilliant this property is.

WHERE IT IS

As if the home itself wasn't already amazing, we find it in a location that is one of Bedfordale's best-kept secrets.

Very few people have ever been up here because it's a road to nowhere found at the end of another road to nowhere. It's peaceful, private, and feels like the middle of nowhere - while still being remarkably convenient to everything important.

I've probably ruined the secret now by blabbing about it on the internet, so if you don't buy this place, can you please just pretend we never had this conversation?

Google Maps will show you just how well located it is, with straightforward access to the airport, Perth CBD, public transport, and major shopping centres. But once you live here, you'll probably start seeing those places as distractions pulling you away from your beautiful home.
