What should you know about this lot before spending serious money?

Why this property?

  • FactLast recorded sale $670,000 (4 July 2025).(Recorded sale)
  • CalculationLand 616 m² against a 125 m² dwelling — the land is most of what is being bought.(Districts calculation)
  • CalculationRecorded House sales in Gawler South (last 5 years) with land size: median $946/m² of land (n=65). Districts calculation from recorded sales — not a valuation.(Districts recorded sales)

What could make it worth more?

  • InterpretationA large lot with a small dwelling means the value case rests on the land and what the zone allows on it, not the house.
  • FactZoned Established Neighbourhood (EN) under the Planning and Design Code.(Location SA · 31 Aug 2026)

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Capital growth

SA

Why this lot, not just this suburb

Why could this property outperform?

Confidence: low

Zoned Established Neighbourhood · EN (Planning and Design Code). Official parcel area about 618 m². Dual occupancy is not confirmed from the controls loaded for this lot. Two-lot subdivision is unknown without minimum lot size and frontage. This is a screen, not a planning certificate. Zoning and lot facts are a starting point, not proof this lot outperforms the suburb. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.” Street frontage and true lot geometry are not confirmed without open cadastre. Minimum lot size is not loaded, so two-lot subdivision is not confirmed. Nearby development applications are not loaded. This lot’s own applications are a separate question.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $538/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

3 of 10 questions answered so far

  • Development optionality of this lot

    Knownlow

Zoned Established Neighbourhood · EN (Planning and Design Code). Official parcel area about 618 m². Dual occupancy is not confirmed from the controls loaded for this lot. Two-lot subdivision is unknown without minimum lot size and frontage. This is a screen, not a planning certificate.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded. This lot’s own applications are a separate question.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Knownmedium

Official parcel about 618 m² — land size can look like optionality. No material overlays were returned that would explain a discount. That is not proof the price is fair. Nearby DAs, easements, and flood-layer gaps can still explain a cheap-looking listing — those are not all loaded.

  • Lot-level flood

    Unknown

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

No DA adapter returned applications for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

Listing material

Listed by Harcourts Gawler Sales

SOLD BY MALAKAI GASKIN

Malakai Gaskin from Harcourts Gawler Sales alongside our Amazing Vendors are excited to bring a little slice of Gawler South's Heritage to the market.

This 1880 lovely cottage built in the midst of a population boom where Gawler South's population climbed to 1287 and 257 homes were built in a matter of years, has stood the test of time and even had some amazing improvements, aligning it to our modern world. Built when the Victoria Mill, May Bro's Engineering Works and Britannia Foundry were bringing workers from all around, this cottage still has most of the original details. Even with its age the current owners have found a way to make do with its heritage and embrace it.

Building a carport on the Right-hand side of the property with an automatic door to protect their electric vehicle from the weather. Yes, that's right. This cottage might be 145 years old but it still has a 24 panel Solar System on the roof, 10kwh Battery under the carport, alongside a Car Charger running 7kw through the cable. Even at its age this home still holds huge value in today's economy, providing for the modern Electric Vehicles to be charged at home. No need to go out to the nearest charger and sit for an hour whilst it charges. You can plug it in and sit out back under the patio with a nice warm coffee in the cold months whilst listening to the soft rain fall.

Read the full description

This cottage has 3 queen sized bedrooms each with built in robes and fireplaces in Bedroom 1, 2 and the lounge room, plus the Split systems and ceiling fans which are not as old as the home (fireplaces are though). The split systems were changed around 2 years ago. As you proceed down the hallway stretching the length of the home you will find an updated kitchen to your left and what you would think to be some simple Ikea draws on your immediate right. What you might not expect is that the top of this "draw set" lifts exposing some (slightly steep) stairs leading into what would have been used as the pantry to keep their food for longer. That's right, this home still has its original cellar with a drop-down chute in the carport (Currently Bolted Shut for security reasons). If you would like to start using chute again, say to put the shopping down straight out from the car, then it's only a few electric tools away from being opened back up.

When you proceed past the stairs to the cellar, you will find doors to the indoor laundry (not super common for this age home) and bathroom on your left with a fireplace right at the end of the room. However, it is believed that the chimney for this fireplace was blown over in some very intense winds. Unfortunately putting this fireplace out of working order, so it has been blocked off internally to stop any weather coming through. The bathroom in this cottage has been updated with modern tiles, new lighting and updated vanity, toilet and shower.

Now we step through the back door of the home, this leads you straight under the council approved patio with a rainwater tank to your left and right. The right tank is plumbed to the toilet and laundry. Then the Australian native plants out the back followed by the old Hair Salon, which could now be a Granny Flat / Man Cave. This outbuilding is plumbed up to mains water, has a water heater in place but doesn't currently work and a split system AC unit on the wall. You have plenty of cupboards in the outbuilding and indeed a lot of floor space. You could let your imagination run wild out here.
