What should you know about this lot before spending serious money?

Why this property?

  • FactLast recorded sale $1,500,000 (27 Mar 2026).(Recorded sale)
  • FactLand 405 m²; no building size recorded.(Property record)
  • CalculationRecorded House sales in Currumbin Waters (last 5 years) with land size: median $1,885/m² of land (n=63). Districts calculation from recorded sales — not a valuation.(Districts recorded sales)

What could make it worth more?

  • FactZoned Low density residential (Low density residential) under the City Plan.(City of Gold Coast · 31 Aug 2026)

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Capital growth

QLD

Why this lot, not just this suburb

Why could this property outperform?

Confidence: medium

Zoned Low density residential (City Plan). Official parcel area about 409 m². Dual occupancy is not confirmed from the controls loaded for this lot. Two-lot subdivision is unknown without minimum lot size and frontage. This is a screen, not a planning certificate. Zoning and lot facts are a starting point, not proof this lot outperforms the suburb. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.” Minimum lot size is not loaded, so two-lot subdivision is not confirmed. Nearby development applications are not loaded. This lot’s own applications are a separate question.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $867/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded. This lot’s own applications are a separate question. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

3 of 10 questions answered so far

  • Development optionality of this lot

    Knownmedium

Zoned Low density residential (City Plan). Official parcel area about 409 m². Dual occupancy is not confirmed from the controls loaded for this lot. Two-lot subdivision is unknown without minimum lot size and frontage. This is a screen, not a planning certificate.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded. This lot’s own applications are a separate question.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Knownmedium

No material overlays were returned that would explain a discount. That is not proof the price is fair. Nearby DAs, easements, and flood-layer gaps can still explain a cheap-looking listing — those are not all loaded.

  • Lot-level flood

    Unknown

Flood overlay has not been queried for this lot. Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

No DA adapter returned applications for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

Dear Future Owners,

From the very first moment we stepped inside this home, we completely fell in love. It was the character and charm that captured our hearts - the beautiful recycled timber floorboards underfoot, the stunning French windows and doors, and a location that truly felt like everything we had ever dreamed of.

One of the things we have cherished most is the way the living space flows effortlessly out to the deck. In the afternoons, when the golden light pours in, we would open the French doors wide, put some music on, fire up the BBQ and simply enjoy the moment. Those afternoons, surrounded by family and friends, have created some of our favourite memories here.

Read the full description

Mornings are just as special. The soft morning light filters through the bedrooms while the birds begin their daily song - it's the most peaceful way to start the day. It's those little moments that make this home feel so incredibly special.

Over time we've added a few personal touches that have made the space even more enjoyable for us. We lined the garage with VJ boards so it feels like a natural extension of the home - a creative and versatile space that can adapt to whatever you need. We also added block-out blinds in the bedrooms, which have been wonderful on those mornings when a little extra sleep is needed.

There are also some hidden lifestyle benefits here that we've absolutely loved. Directly across the road is the most beautiful creek, perfect for a refreshing swim or a peaceful moment by the water. The boardwalk nearby makes for wonderful morning or evening walks, and the local markets at Palm Beach Currumbin High every Saturday are something we always looked forward to. And of course, the beach is just down the road.

This home has been the backdrop to so many meaningful milestones for our family. It's where we brought our puppy home for the first time, and a few years later where we brought our daughter home as well. Morning walks, swimming in the creek, and playing fetch in the backyard are memories we will always carry with us.

If we could take one thing with us, it would absolutely be the character and charm of this home. As our family continues to grow, we've sadly outgrown this special place. Saying goodbye is incredibly hard, but we know the next owners will fall in love with it just as we did.

We hope this home brings you as much joy, laughter and beautiful memories as it has brought to us.

With love,

The Current Owners
