No detected risks — but see the checklist: absence of evidence is not an all-clear.
Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Estimates only, at standard investor rates — no first-home or owner-occupier concessions applied. Not included: lenders mortgage insurance (usually applies when borrowing more than 80% of the price), loan application and settlement fees from your lender, the foreign-purchaser duty surcharge, and building insurance — in Queensland the property is at your risk from the first business day after signing, not from settlement. Verify with your conveyancer.
Stamp duty and transfer fees: Western Australia schedules from 2026-07-01. Ongoing council rates and land tax are not included.
Pre-filled with Mount Richon's advertised median rent — not a rent for this listing.
Gross yield is weekly rent × 52 ÷ price. Net yield subtracts operating expenses. Cashflow then subtracts interest-only interest on price × LVR. Tax, vacancies, and principal repayments are not included.
Planning
Planning data is being calculated
Data unavailable
Source
Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.
Site
Terrain has not been calculated for this property yet.
Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.
Flood exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Bushfire exposure has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Heritage listing has not been retrieved from any source for this property yet. Unknown is not the same as clear.
Records
Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.
Capital growth
WAWA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 2,003 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.
Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.
Rental
No advertised rent is recorded. Suburb median rent $696/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.
Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.
Gross yield if leased at the suburb aggregate is 2.0%. The yield that matters is the one on achieved rent, which has not been inferred for this address. Net yield (land tax, rates, insurance, vacancy) is not loaded. Net yield / holding costs are not estimated outside NSW without inventing land tax.
Verdict
Districts view
Not enough official evidence yet to underwrite this as an investment.
Detail
The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”
Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.
The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.
Evidence
Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

Listing material
Listed by O'Neil Real EstateWhat an absolutely incredible home in a truly impressive position.
Whilst the English language is a beautiful thing, it does very little to truly capture everything this spectacular home has to offer. The photos do a bit. The video kind of helps. But there is nothing quite like walking into it for the first time and seeing everything in real life.
And what a real life it is when you live here.
Achieving the remarkable feat of creating a feeling of warmth and homeliness, whilst delivering it all on such a grand scale, is no easy thing. But somehow, that's exactly what has happened here.
With seven bedrooms, four bathrooms, a study, and living spaces that bring all the people who occupy those bedrooms together, this is a home that feels every bit as welcoming as it is impressive.
It seems a little pointless to continuously use words to describe it all... but I'll do it anyway.
Importantly though, I'll refer you back first to the floor plan. That details everything that's on offer, with a room-by-room rundown showing you what's what and where's where on this amazing 2003sqm Block
LIVING HERE
There are remarkable views on offer from this location, and the whole property has been designed to capture them at their very best. Standing in the kitchen, out on the balcony, working in the study, or even standing in your walk-in wardrobe, the outlook is magnificent. You can see right through to the city and across the coastal plain, and it really is something special. Then again, if you're standing in the city looking back towards the hills and see this house from there-which you probably can, because it's very large-the view back to here is pretty impressive too. As you've already seen from the photos, it's a home that's every bit as attractive to look at as it is to live in.
If you live in a home with this much space, there's a reasonable chance you're catering to a crowd most nights, not just when you're entertaining. Thankfully, that's exactly what this kitchen was designed for. Beautifully appointed, incredibly practical, and positioned perfectly to keep life running smoothly, it sits right at the heart of everything.
There is magnificent living space downstairs as well. The huge formal lounge, while very substantial, somehow maintains a real sense of cosiness. I suspect it'll become the place where everyday life naturally happens.
On the other side of the kitchen and family meals area there's another excellent living space, and upstairs you'll find yet another generous retreat.
Whilst everyone has their own space, this is still a home that really brings people together. A teenager might disappear into an enormous bedroom with an ensuite bathroom, but somehow this design seems to draw everyone back into those central family spaces.
Downstairs you'll also find additional bedrooms, an activity or study area, and what may well be the most impressive laundry ever built. I mean... this is the sort of house where even the chores feel like a luxury.
Upstairs there's a whole lot more. I won't give you the room-by-room rundown because the floor plan already does that beautifully, but I will say every room continues the same standard you've seen throughout.
If you've read this far, there's a reasonable chance you'll be the person making the decision here, so I should mention the master suite. It has an enormous walk-in wardrobe, a beautifully appointed ensuite bathroom, and it really stands out as the space allocated to the person who decided this would become the family home.
The upper level also features an outstanding balcony, and that big central living area upstairs never feels separated from the rest of the home. It continues that same theme of bringing everyone together.
There is significant thoughtfulness behind this design.
OUTSIDE
The outdoor kitchen is simply phenomenal. Complete with a braai-and if you don't know what one is, look it up… you'll be serving the greatest meat. As if people need another reason to want to be invited to your place. Alongside it you'll find a built-in barbecue, outdoor dishwasher, premium stainless steel cabinetry, and finishes that leave absolutely nothing to be desired. Every element is just premium.
The alfresco itself is magnificent. Cedar-lined ceilings bring warmth and character to an already impressive entertaining space. Despite its substantial size, it somehow manages to feel intimate and welcoming. I genuinely don't know how they've achieved that balance, but they have, and you'll appreciate it every time family and friends gather here. All seasons too. The summer nights with the balmy weather setting in and the sunsets happening as the backdrop to a late evening. In winter you can drop the cafe blinds down and close it all up and let the night roll on.
The grounds are every bit as impressive as the home. The established gardens have been beautifully maintained, the landscaping is immaculate, and the level of care and attention to detail throughout the property is obvious from the moment you arrive. The bore reticulation keeps it lush and healthy throughout summer.
On the practical front, there's a great workshop, plenty of parking and more room for you to expand on that if you like.

Honest achievable rent
KnownlowThis is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.
Rental supply pressure
UnknownSupply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.
Why is this cheap?
UnknownThe constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.
Lot-level flood
UnknownOfficial flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”
Catalyst exposure
UnknownFunded catalyst catchments are not loaded. A TOD badge is not this product.
This lot's DA history
UnknownDevelopment applications have not been queried for this parcel.
Statutory land value versus ask
UnknownStatutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.
Net yield / holding costs
UnknownNet yield / holding costs are not estimated outside NSW without inventing land tax.
