What should you know about this lot before spending serious money?

Why this property?

  • FactLast recorded sale $640,000 (14 Apr 2023).(Recorded sale)
  • CalculationLand 1,783 m² against a 116 m² dwelling — the land is most of what is being bought.(Districts calculation)
  • CalculationRecorded House sales in Mundaring (last 5 years) with land size: median $279/m² of land (n=88). Districts calculation from recorded sales — not a valuation.(Districts recorded sales)

What could make it worth more?

  • InterpretationA large lot with a small dwelling means the value case rests on the land and what the zone allows on it, not the house.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Development activity

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

WA

Why this lot, not just this suburb

Why could this property outperform?

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 1,783 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $649/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 1,783 m² — that is not official geometry.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

CENTRAL MUNDARING - ONCE IN A LIFETIME....FIRST OPEN SUNDAY!

Come and see this beautiful home for yourself. On 1783sqm, and built in 1985, a lovely family has grown up here and it feels like it. It invites you in and shares its stories. This property is famous for its garden and in particular the stunning Wisteria that turns heads and stops traffic. The "Mundaring Christmas Tree" aside, the owners have turned this property into something from Better Homes and Gardens - from jaw dropping immaculate lawns and garden beds, to trimmed screening hedges, to the ornamental plums, the firepit area, the lovely winding paths, the dual access for the caravan and boat and the handmade timber screens, everything is perfect. Fully fenced, this is one of the best dog friendly properties I have seen (and kid friendly too!). There IS a powered workshop and yes, you can get a car to it! And for all that, its a walk around and tinker kind of property, not a lot of hard work to do now - so you can enjoy your garden AND have a life - not all of us can say that in the Hills!

Add to that, a simply massive covered and gabled patio with built in pizza oven area, ceiling fans and ornamental lighting and I am not sure you will ever be IN this house except to sleep - and maybe not even then. But that would be sad - because this house matches this garden in every way possible. Even the slopes for drainage have all been carefully thought of and executed to perfection. These owners are what one might call "fastidious". Perfectionists also springs to mind.

The property is a 3 bed, 1 bath home that has had extensive and professional renovations throughout - and I mean throughout. It has had walls taken down to make it open plan and the main living area is just spectacular with an ornamental but highly effective wood burning stove a real feature. It heats the entire house too - all winter - no problem.

Read the full description

The kitchen is delightful - completely reworked and redesigned, with top end appliances and stone benchtop, a dual draw dishwasher and plenty of storage and a clever breakfast bar that will be the main eatery area.

The bathroom is fully renovated too - there is no bath but you do have screenless shower and outstanding tiles with a lovely colour palette.

The master bedroom has sliding door robes and the other 2 bedrooms are good for small kids or as an office and studio perhaps and one has built in storage while the other room for an Ikea System. So yes, this can function as a starter family home, without any problem at all. You will never see the kids though!

Everything else that needs to be addressed has been done - new gutters, paint, ceilings, doors, door handles, air conditioner (whole of home Evaporative Cool Breeze) and floor and window coverings all done! This is a 360 degree renovation done right. Even the light switches are done with cool dimmer switches that light up. Details right? And I want to stress, this was not done to sell, it was done for the family to enjoy - so it wasn't flipped in a hurry. This is quality folks, real quality.

I've talked about the location, and you might look at the map and wonder about how busy it could be - and the answer is yes, sometimes there is a bit of traffic around but in the evening it dies right off. When you are in the house though, it's very quiet and peaceful and in no way obtrusive. When you are out the back entertaining - as all the neighbours who will miss the pizza nights will attest (20 pizzas went out one night!) it won't bother you in the slightest. The benefit of being this close to everything - including the waft of food smells floating across your nose - far outweighs this anyway.

I was standing outside this amazing home the other night and I thought about my first impression of this home - that is how very special this opportunity will be for someone. Right in the heart of Mundaring, where everything is literally a short walk away, where the car will be replaced with your bike, in a town that is going from strength to strength, this simply beautiful home that has been in the current owners family for many, many years is simply a wonderful buy. This is a either a downsizers dream, a first home owners delight or an investors first choice property.

Come and see this home by texting us or calling to book a time. The way we work is to show homes when people need to see it - and in smaller groups so you have time to absorb it. We have a great time at viewings, come and spend some time here and picture yourself in it without the 30 minute rush. So join in and come and see us and buy this beautiful home for yourself, before someone else beats you to it.
