What should you know about this lot before spending serious money?

Why this property?

  • FactLast recorded sale $850,000 (28 Feb 2026).(Recorded sale)
  • FactLand 398 m²; no building size recorded.(Property record)
  • CalculationRecorded House sales in Byford (last 5 years) with land size: median $1,837/m² of land (n=155). Districts calculation from recorded sales — not a valuation.(Districts recorded sales)

What could make it worth more?

No upside evidence detected in the data Districts holds for this lot.

What could make it worth less?

No detected risks — but see the checklist: absence of evidence is not an all-clear.

What should you verify next?

  1. 1Official planning layers are still retrieving for this parcel — check back before relying on zoning or overlay absence.
  2. 2No hazard layer has been retrieved — confirm flood, bushfire and heritage exposure from council mapping before an offer.

Each line above is labelled. A fact is quoted from the named source, with its date. A calculation is worked out by Districts from those facts — you can check the arithmetic. An interpretation is Districts' opinion of what the evidence means, not a fact, a valuation, or advice. Anything we haven't retrieved yet is marked as missing rather than treated as a pass.

Data unavailable

Source

  • Provider: unavailable
  • Dataset: unavailable
  • Retrieved: not yet retrieved
  • Version: planning-v1

Planning facts are copied from official government GIS where available. Where an official property PDF exists (VicPlan, PlanBuild), Districts stores and serves that original document. Neither is a planning certificate, survey, or advice.

Site

Terrain

Terrain has not been calculated for this property yet.

Slope is calculated on a projected metric grid from a public DEM clip of the official parcel. This is not a survey, engineering, or insurance assessment.

Events are recorded observations from public listings, kept with their source and date. Missing values are shown as unknown, never estimated.

Capital growth

WA

Why this lot, not just this suburb

Why could this property outperform?

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 398 m² — that is not official geometry. A suburb median or growth rate is not a reason this particular lot would outperform. Funded catalyst catchments are not loaded. A TOD badge is not this product.

What could kill that thesis?

Confidence: low

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.” Nearby development applications are not loaded for this property.

Rental

Income, competition, and yield

What will it realistically rent for?

Confidence: low

No advertised rent is recorded. Suburb median rent $678/week — not this address. An inferred likely-rent range is not shown until official bond series are loaded for this dwelling type and bedrooms.

What competition will it face?

Current comparable rental listings within 400 m of this lot are not loaded. Nearby development applications are not loaded for this property. Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded. Suburb vacancy or leased-tape days are not this property’s competition.

What does the yield actually look like?

Confidence: low

Yield cannot be shown without both a price and a rent figure. Net yield is not estimated from gross advertising copy. Net yield / holding costs are not estimated outside NSW without inventing land tax.

Verdict

What this means for this property

Districts view

Not enough official evidence yet to underwrite this as an investment.

Detail

The same ten questions apply to every property. Missing flood, nearby DAs, achieved rents, or lot geometry is unknown — not “no.”

Do not treat a suburb median, an advertised yield, or a listing score as the case for this lot.

The evidence loaded so far isn't enough on its own to change a buy, offer, or walk-away decision for this property.

Evidence

What is known for this property

Districts asks the same ten questions of every property. If one shows as unknown, that data isn't published for this state or hasn't been loaded yet — the question stays visible so you can see exactly what's missing.

1 of 10 questions answered so far

  • Development optionality of this lot

    Unknown

WA full cadastre is not free for commercial use. Lot optionality cannot be computed from official geometry. Listed land size is 398 m² — that is not official geometry.

  • Nearby development pipeline

    Unknown

Nearby development applications are not loaded for this property.

  • Honest achievable rent

    Knownlow

This is not “bond data says this address leases for $X.” The comparable figure is a suburb advertised/median rent, not this property. Official bond files (postcode or suburb × type × bedrooms) are not loaded yet.

  • Rental supply pressure

    Unknown

Supply pressure needs comparable listings near this lot plus a nearby DA pipeline. Neither is loaded.

  • Why is this cheap?

    Unknown

The constraint stack has not been retrieved for this lot, so Districts cannot explain a discount versus land size.

  • Lot-level flood

    Unknown

Official flood overlay has not been retrieved (pending). Missing layer is unknown, not “no.”

  • Catalyst exposure

    Unknown

Funded catalyst catchments are not loaded. A TOD badge is not this product.

  • This lot's DA history

    Unknown

Development applications have not been queried for this parcel.

  • Statutory land value versus ask

    Unknown

Statutory land value is not available as free bulk data in this jurisdiction. Do not fake it with a suburb median.

  • Net yield / holding costs

    Unknown

Net yield / holding costs are not estimated outside NSW without inventing land tax.

A VERY IMPRESSIVE DESIGN IN A GREAT POSITION

This incredibly well-designed four-bedroom, two-bathroom home is certain to be one of the most impressive places you'll see for sale anywhere in Byford. In fact, remove the part about it being for sale and it might just be one of the most impressive homes in Byford anyway. What an absolutely brilliant design this is, with a huge amount of living space working harmoniously between the indoor and outdoor zones. It's a fantastic creation, and everything about it just works so very well.

LIVING HERE

All of that living area works together so well, and the times where everybody is together are super practical. One other thing about that kitchen is that it is adjacent to the laundry. Now, that might seem like a small thing, but when you've got lots of stuff on the go, that is a truly impressive feature. You wouldn't realise that it's right behind the main area, but go through that door and you've got great workspace and ample storage on offer.

Read the full description

The main bedroom is at the front of the home, and it's a good size with a walk-in wardrobe and a beautiful ensuite bathroom. It's been well configured to make the most of the available space, with plenty of room for larger furniture styles, and there's even a space currently allocated as a work-from-home quiet zone. However, you can use that for whatever you like. It is also adjacent to the theatre room at the front, so you do have that option of treating it like a retreat from the main living area if you need a bit of peace and quiet away from the busyness of that central living space.

The secondary bedrooms are located at the back of the home, and the three of them are all well designed. They all have built-in wardrobes and there's plenty of space for everyone in this fantastic home. The high ceilings that have been utilised throughout the home are a great feature and really add to the sense of space. The main bathroom has been well configured, with a large shower and a separate bath.

Outdoor living is absolutely brilliant in this home, and it's been perfectly set up for a big gathering of family and friends, or just a simple gathering of anyone who happens to be home at the time. The built-in furniture and fire pit area is a really unique feature and helps differentiate the space between the entertaining area and the lawn. The lawn area is a good size for kids and pets, and it's all relatively low maintenance considering how much room you've got.

The home has been immaculately maintained and finished, and there is absolutely nothing that needs doing in this wonderful place. A couple of extra standout features are the reverse-cycle ducted air conditioning throughout the home, as well as the higher-than-normal double garage. It currently houses a lifted Toyota Prado, and there's ample space for both height and length with this great design.

WHERE IT IS

It's an absolutely spot-on location - so close to so much, yet you'd never know it when you're here in this calm and quiet little pocket of the neighbourhood. It's just around the corner from the park that you can see on Google Maps, with some fantastic walk trails and nature play areas. Just around the corner is access to the Byford Town Centre, with everything that you need for a convenient modern lifestyle, including medical centres, shopping centres, cafés, restaurants and public transport. With the Byford train station now open, Byford has become an even more convenient place to live, and there is so much to like about living in this tremendous location at the foot of the Darling Scarp. You'll also get glimpses of the hills from the backyard, and it really helps create a beautiful backdrop to your lifestyle in this home.
