Located 1,046 kilometers northwest of the Brisbane CBD, the suburb of Ayr is situated in the fertile Burdekin Delta region of Queensland. The suburb offers a relaxed, rural lifestyle characterized by picturesque green landscapes, a warm tropical climate, and abundant water resources that support a highly productive agricultural sector focused on sugar cane and fresh produce. The community has a strong manufacturing employment base, high rates of outright home ownership, and affordable housing options. Demographic analysis shows a low median household size and a notable proportion of single-person households, with above-average numbers of children per family and an elevated proportion of residents aged 85 and over. The resident population consists of a high proportion of older Australians who generally exhibit lower levels of formal educational attainment and lower quartile income profiles. As of May 2026, the population of the suburb of Ayr is estimated at 8,779 people. This figure is derived from the collation of yearly statistical area estimates and quarterly national address data, representing minimal change from the 8,603 residents recorded during the 2021 Census. This stable population level highlights the suburb's low-expansion growth patterns, preserving its quiet regional character and historic community identity.

Estimated residents are up from 8,603 at the 2021 Census — a change of 176 people, or 2.0%.

Should you spend time looking in Ayr?

Why look here

  • Forecast demand

Official forecasts point to an additional 59 residents by 2041 — growth of 0.7% on the current estimated population.

  • Infrastructure pipeline

8 major projects are tracked in and around Ayr, and infrastructure activity ranks in the 69th percentile nationally.

  • Employment outlook

Industry-weighted employment growth of 5.0% is forecast over the next five years based on the local industry mix.

What could hold it back

  • Below-average resident incomes

Ayr ranks in the 24th percentile nationally for income (score 2.4/10).

Lower household incomes can constrain rent growth and buyer depth, and increase sensitivity to interest-rate and cost-of-living pressure.

  • Weak local employment drivers

Ayr ranks in the 15th percentile nationally for employment drivers (score 1.5/10).

Areas with limited local job creation rely more heavily on commuting access and broader regional employment conditions.

  • Limited public transport access

Ayr ranks in the 20th percentile nationally for transport & access (score 2/10).

Car-dependent locations can appeal to a narrower tenant pool and are more exposed to fuel and commuting costs.

  • Lower education outcomes

Ayr ranks in the 5th percentile nationally for education (score 0.5/10).

School quality and attainment influence family demand, a key driver of long-term owner-occupier depth.

  • Elevated unemployment

    Unemployment in Ayr is 6.1%.

Higher unemployment increases tenancy risk and can weigh on rental demand and price growth.

Housing development & building approvals in Ayr (QLD)

Districts view

Residential development activity is lower than average in Ayr according to Districts' national comparison of local real estate markets

Detail

Based on local building permit statistics, the area averages approximately 8 annual dwelling approvals, bringing the cumulative total to 40 residential builds over the prior 5 financial years. In the current FY-26 period, 15 approvals have been registered. The ratio of new residents to completed dwellings between FY-21 and FY-25 averaged 2.5, indicating steady housing demand. The average construction cost of these new residences is $675,000, suggesting that builders are concentrating on the upper end of the market. Furthermore, commercial building approvals have reached $9.8 million this financial year, indicating a moderate level of non-residential construction activity.

Ayr exhibits a low rate of new construction relative to its population, tracking 56.0% below the average recorded across Rest of Qld. While building activity has shown upward momentum recently, this low volume of new supply tends to support valuation levels for existing homes. The building rate is also lower than the national benchmark, reflecting a mature housing market that may face structural limits to expansion. Current residential approvals consist of 80.0% standalone houses and 20.0% medium and high-density options, maintaining the low-density profile preferred by buyers looking for space. The local building pace corresponds to 606 people for every single housing approval, highlighting a quiet construction sector.

According to the latest demographic estimates, the area is projected to add 59 residents by 2041. Given the current construction volumes, the pipeline of new housing is anticipated to satisfy this projected demand, maintaining balanced conditions for buyers and potentially facilitating expansion beyond baseline projections.

Population growth in Ayr (QLD)

Districts view

Ayr has shown very soft population growth performance across periods assessed by Districts

Detail

As of May 2026, the estimated population of the suburb of Ayr stands at approximately 8,779, according to calculations from national address registers and regional demographic assessments. This shows an expansion of 176 people (2.0%) compared to the 2021 Census, which recorded 8,603 residents. The figure is derived from a base resident count of 8,777 calculated from the June 2025 ABS demographic update, supplemented by 12 validated new addresses registered after the census. With this population level, the density is calculated at 370 persons per square kilometer, indicating low-density living conditions and potential for future expansion. The growth rate of 2.0% in the suburb of Ayr since the census lag behind the wider SA3 region (3.4%) by 1.4 percentage points. The primary driver of these recent population gains was overseas migration, which accounted for approximately 88.0% of the overall increase.

Projections for the statistical boundaries utilize the 2024 releases from the ABS and Geoscience Australia, using 2022 as their starting point. Where this source is unavailable or for periods after 2032, figures rely on Qld Government projections published in 2023 using 2021 as a base. Because state-level forecasts do not segment populations by age, age cohort shifts are weighted using proportions from the 2023 ABS capital city forecasts based on 2022 data. Future growth in the suburb of Ayr is expected to mirror the slower trajectories characteristic of regional areas, with local forecasts indicating an increase of 61 persons by 2041, which represents a rise of 0.7% over the course of 16 years.

The primary employment sectors for local workers are health care & social assistance, manufacturing, and agriculture, forestry & fishing. The area shows a high concentration in agriculture, forestry & fishing, with its share of employment reaching 3.4 times the regional proportion. In contrast, construction workers account for 5.0% of the workforce, compared to the regional average of 10.1%. Future local employment trends can be evaluated using the national labor market projections published in May-25. These five and ten-year projections have been applied to the local industrial makeup. Nationally, employment is expected to grow by 6.6% over five years and 13.7% over ten years, though rates vary by sector. Projecting these industry trends onto the local workforce distribution yields an estimated employment growth of 5.0% over five years and 11.5% over ten years.

Child care

Data to 17 Jul 2026

Child care in Ayr (QLD)

Districts view

Ayr was found to possess above average child care supply broadly for children under 5, though with mixed findings across service types as long day care is well-supplied while preschool appears more constrained, and no out of school hours care provision for school age children was found.

Detail

Ayr currently has an estimated 465 children under 5 years old, comprising approximately 283 children aged 0-2 and 188 children aged 3-4. This cohort grew by an estimated 13% since the previous census. while population forecasts indicate future growth, with an anticipated increase of 2% by 2041 (to approximately 475 children). Meanwhile the 5-12 cohort currently amounts to 739. While growth has been positive birth rates observed in the area have been moderate, with approximately 10.1 births per 1,000 residents recorded over the latest two-year period analysed which ranks the area within the middle tier nationally. This rate has slowed down slightly in recent years however.

Ayr contains 4 Long Day Care centres (269 places) and 1 preschool/kindergarten facility (24 places). Combined service provision across long day care and preschool/kindergarten services, and the approximate 465 children in the cohort, sees a ratio of children per place of 1.6 - placing the area above the national average for supply per child. Looking at long day care specifically against the under-5 population, the ratio is 1.8 children per place. Further breakdowns by age, to help in identifying the most in-need services, show moderate LDC provision across the infant and toddler cohort (<3yo) with 269 places across 4 facilities serving 283 children while preschool supply is moderate with 1 facility providing 24 places (7.9 children aged 3-4 per place compared to the Regional Qld average of 8.0). With projected population growth of 0.7% between now and 2041, and 2.2% in the under 5 age group in particular, 2 new places will be needed to maintain today's ratios. As well as this projected growth, other factors worth noting are lower female labour force participation of 53.1%, as well as lower quartile employment and income performance.

In assessing child care markets local school supply is a particularly important factor, given school-run convenience, and enrolment vs child care place analysis can provide useful insight into capacity both for parents seeking child care options and child care operators assessing opportunities in an area. The catchment sees a level of school enrolment relative to population of 22.4 per 100 residents with 1,964 enrolments across primary and secondary institutions. This notably elevated rate of school supply suggests many students travel to the area from beyond the immediate surrounds, typically amplifying local childcare demand given school-run proximity. Additionally, the level of school places per child care place (LDC+PSK) is moderate. Proximity analysis saw distances of local residents to their nearest child care centre being longer than typical nationally while fees are notably lower than national averages.

7 school catchments intersect Ayr (note; school catchment data provided for public schools only), in which a combined 747 children aged under 5 reside, served by 615 LDC and preschool places. The overall demand-to-supply ratio across these catchments is 1.2 children per place, with significant variance in this ratio.
