8 major projects are tracked in and around Broadford, and infrastructure activity ranks in the 81st percentile nationally.

  • Employment outlook

What could hold it back

  • Below-average resident incomes

Broadford ranks in the 30th percentile nationally for income (score 3/10). Lower household incomes can constrain rent growth and buyer depth, and increase sensitivity to interest-rate and cost-of-living pressure.

  • Limited public transport access

Broadford ranks in the 19th percentile nationally for transport & access (score 1.9/10). Car-dependent locations can appeal to a narrower tenant pool and are more exposed to fuel and commuting costs.

  • Lower education outcomes

Broadford ranks in the 29th percentile nationally for education (score 2.9/10). School quality and attainment influence family demand, a key driver of long-term owner-occupier depth.

Districts' reading of national rankings, Census change and the tracked project pipeline for Broadford. Each line cites its evidence; this is interpretation, not advice. The Investment Report PDF is the long form of this thesis.

Housing development & building approvals in Broadford (Vic.)

Districts view

Districts analysis of residential development drivers sees Broadford recording a relatively average level of approval activity when compared to local markets analysed countrywide

Detail

Based on Districts' evaluation of ABS building approvals allocated from regional data, the suburb of Broadford has averaged approximately 47 new dwelling approvals annually, totaling roughly 237 homes over the last 5 financial years. In the current FY-26 period, 46 approvals have been logged. With an average of only 0.9 new residents added per year for each built home between FY-21 and FY-25, residential construction is keeping pace with or running ahead of demand. This gives purchasers additional options and supports population growth that may exceed current forecasts, with new dwellings showing an average construction cost of $381,000—slightly above the regional benchmark—reflecting a preference for higher quality builds. Furthermore, commercial development approvals valued at $14.0 million have been registered during this financial year, pointing to ongoing commercial investment.

Relative to the Rest of Vic. average, the suburb of Broadford demonstrates a higher rate of new home approvals, standing at 22.0% above the regional per-capita average over the 5 year period, which preserves buyer options while anchoring local property values, even though construction momentum has moderated recently. Recent residential building consists of 88.0% standalone houses and 12.0% townhouses or apartments, preserving the traditional low-density profile of the community with a preference for family-oriented residences. The area averages approximately 232 people for every home approved, highlighting a low-density residential market.

Long-term forecasts indicate that the suburb of Broadford will add 3,223 residents by 2041, according to the latest quarterly figures from Districts. Should current construction rates persist, the supply of new housing may fall short of population gains, which could intensify buyer competition and bolster price growth.

Population growth in Broadford (Vic.)

Districts view

Broadford lies within the top quartile of areas nationally for population growth performance according to Districts analysis of recent, and medium to long-term trends

Detail

According to the analysis of ABS population adjustments for the surrounding district, combined with address records verified by Districts subsequent to the Census, the suburb of Broadford has an estimated population of approximately 4,789 in May 2026. This represents an expansion of 197 residents (4.3%) from the 2021 Census, when the headcount stood at 4,592. The calculation is based on a resident population estimate of 4,761 computed by Districts utilizing the ABS June 2025 ERP data release, alongside 123 validated new addresses identified after the Census date. This population size corresponds to a density of 43 persons per square kilometer, suggesting a spacious environment. The 4.3% growth rate in the suburb of Broadford since the 2021 census outpaced the wider SA4 region (2.9%), positioning it as a local growth frontrunner. Net gains were mostly underpinned by interstate migration, which accounted for roughly 52.0% of the population increase in recent times, though other components including overseas arrivals and natural increase also made positive contributions.

Districts incorporates population projections for each SA2 zone published by ABS and Geoscience Australia in 2024, using 2022 as the baseline. For any SA2 localities missing from this dataset, projections are derived from the 2023 Victorian State Government Regional/LGA releases, adjusted using a weighted aggregation method to scale growth from LGA to SA2 levels. The age-specific growth trajectories from these aggregations are projected forward for the years 2032 to 2041. Future expectations indicate that the suburb of Broadford will experience rapid expansion, ranking in the top 10 percent of all non-metropolitan areas nationwide, with an anticipated increase of 3,251 residents up to 2041 based on compiled SA2-level forecasts, representing an overall increase of 67.3% across the 16 years.

The primary employment sectors for residents are building and construction, healthcare and social assistance, and manufacturing. The suburb of Broadford is highly specialized in construction, which employs workers at a rate 1.6 times the regional average. Conversely, farming, forestry, and fishing accounts for only 1.6% of employment, which is below the 7.5% average for Regional Vic. The relationship between the Census working population and resident worker counts suggests that local employment opportunities within the immediate area are limited.

Based on Districts analysis of SALM and ABS statistics compiled from broader regions, the recent 12-month period saw a contraction of 2.8% in the labor force and a 3.0% decline in employment, which led to a 0.1 percentage point increase in the unemployment rate. In comparison, Regional Vic. saw employment fall by 0.1% and the labor force shrink by 0.3%, with its unemployment rate dropping by 0.2 percentage points. National employment projections from May-25 released by Jobs and Skills Australia provide further context on potential worker demand in the suburb of Broadford. These five and ten-year forecasts have been adjusted to the local occupational structure to model expansion patterns. Although national employment is projected to grow by 6.6% over five years and 13.7% over ten years, the rates vary widely by industry. Weighting these projections to the local workforce mix suggests employment in the suburb of Broadford could rise by 5.8% over five years and 12.4% over ten years, though this is a basic extrapolation and does not incorporate localized population shifts.

Broadford contains 1 Long Day Care centre (120 places), 1 preschool/kindergarten facility (95 places) and 1 OSHC facility (45 places), with overall provision relative to the local child population appearing favorable compared to national benchmarks, and above the Regional Vic. average. Combined service provision across long day care and preschool/kindergarten services, and the approximate 301 children in the cohort, sees a ratio of children per place of 1.4 - placing the area among the top 30% nationally for supply per child. Looking at long day care specifically against the under-5 population, the ratio is 2.4 children per place. Further breakdowns by age, to help in identifying the most in-need services, show moderate LDC provision across the infant and toddler cohort (<3yo) with 120 places across 1 facility serving 173 children while preschool supply is strong with 1 facility providing 95 places (1.2 children aged 3-4 per place compared to the Regional Vic. average of 2.0). With projected population growth of 67.3% between now and 2041, and 72.1% in the under 5 age group in particular, 168 new places will be needed to maintain today's ratios. Socioeconomic performance in the area in the way of income and employment figures, including female workforce participation, are broadly in line with national averages.

In assessing child care markets local school supply is a particularly important factor, given school-run convenience, and enrolment vs child care place analysis can provide useful insight into capacity both for parents seeking child care options and child care operators assessing opportunities in an area. The catchment sees a level of school enrolment relative to population of 24.0 per 100 residents with 1,147 enrolments across primary and secondary institutions. This notably elevated rate of school supply suggests many students travel to the area from beyond the immediate surrounds, typically amplifying local childcare demand given school-run proximity. Additionally, the level of school places per child care place (LDC+PSK) is moderate. Proximity analysis saw distances of local residents to their nearest child care centre being longer than typical nationally.

4 school catchments intersect Broadford (note; school catchment data provided for public schools only), in which a combined 1,301 children aged under 5 reside, served by 1,240 LDC and preschool places. The overall demand-to-supply ratio across these catchments is 1.0 children per place, with limited variance in this ratio.
