The suburb of Woolgoolga, situated 294 kilometers south from the Brisbane CBD, has an estimated population of 6,809 as of May 2026. This reflects a population increase of 10.7% since the 2021 Census, when the population was recorded at 6,151 residents. The local housing market is characterized by high levels of outright home ownership, and overall sales activity remains low relative to the population size. The area is projected to experience strong demographic growth in the future. Demographically, the suburb of Woolgoolga features a pronounced retirement-aged cohort, particularly within the 65 to 74yo demographic, alongside an elevated proportion of residents aged 85 and over. Many of these older residents reside in group households, and the area exhibits lower-quartile income levels. The local economy is supported by a notable agricultural employment base. Renowned for its coastal views, beaches, and wildlife, the town offers visitors pristine natural parks, surfing spots, and a local community with a rich heritage reflecting both Aboriginal history and Sikh influences.

Estimated residents are up from 6,151 at the 2021 Census — a change of 658 people, or 10.7%.

Housing development & building approvals in Woolgoolga (NSW)

Districts view

Districts assessment of residential development activity positions Woolgoolga among the top 25% of areas assessed nationwide

Detail

According to building approval figures compiled from localized statistical data, around 32 residential dwellings receive approval in Woolgoolga each year. This is reflected in the 163 homes approved during the past 5 financial years (between FY-21 and FY-25), with 49 approvals recorded during the current FY-26 period. Historically, 5.4 new residents have moved to the area for each constructed dwelling over the past 5 financial years (between FY-21 and FY-25). This suggests that construction is failing to keep pace with demand, which typically intensifies buyer competition and drives upward pressure on prices. Newly approved dwellings carry an average construction value of $695,000, suggesting a developer focus on high-end, premium builds. Meanwhile, commercial building approvals have reached $10.1 million this financial year, representing a moderate volume of non-residential development.

In comparison to the Rest of NSW, building approval volumes on a per capita basis in Woolgoolga are 25.0% above the regional average over the 5 year period, offering buyers a healthy selection of properties while underpinning current valuations. Of the new residential approvals, 88.0% are detached dwellings and 12.0% are attached dwellings, which maintains the low-density character of the area and caters to purchasers seeking spacious housing. Reflecting its status as an expanding hub, the area registers approximately 207 residents for every approved dwelling.

Long-term outlooks suggest the suburb of Woolgoolga will add 1,453 residents by 2041, based on the latest quarterly calculations. If building activity remains at its current levels, the supply of new housing could fall short of demographic growth, which is likely to escalate competition among buyers and support property appreciation.

Development applications

Districts' assessment of the Coffs Harbour LGA register has identified 92 substantial development applications lodged in Woolgoolga over the past 5 years (42 in the last 12 months). Minor and ancillary works — single dwellings, outbuildings, signage and smaller residential developments — are excluded. Of these, 38 were approved (41%, or 88% of those decided), 5 were withdrawn (5%), while 23 are under assessment. Districts estimates that 1 of these developments has likely been constructed. The most common application types are industrial, retail and commercial.

Population growth in Woolgoolga (NSW)

Districts view

Woolgoolga lies within the top quartile of areas nationally for population growth performance according to Districts analysis of recent, and medium to long-term trends

Detail

Based on analysis of ABS population updates for the broader area, and new addresses validated by Districts since the Census the suburb of Woolgoolga's population is estimated at around 6,809 as of May 2026. This reflects an increase of 658 people (10.7%) since the 2021 Census, which reported a population of 6,151 people. The change is inferred from the resident population of 6,799, estimated by Districts following examination of the latest ERP data release by the ABS (June 2025) and an additional 203 validated new addresses since the Census date. This level of population equates to a density ratio of 124 persons per square kilometer, providing significant space per person and potential room for further development. Woolgoolga contains 3 Long Day Care centres (157 places) and 2 OSHC facilities (140 places). With no preschool/kindergarten services observed in the area, only long day care, the ratio of children per place for the under 5 age group is 2.5 - placing the area below the national average for supply per child. With projected population growth of 21.3% between now and 2041, and 21.9% in the under 5 age group in particular, 27 new places will be needed to maintain today's ratios. As well as this projected growth, other factors worth noting are lower female labour force participation of 48.9%, as well as lower than average income performance.

In assessing child care markets local school supply is a particularly important factor, given school-run convenience, and enrolment vs child care place analysis can provide useful insight into capacity both for parents seeking child care options and child care operators assessing opportunities in an area. The catchment sees a level of school enrolment relative to population of 21.9 per 100 residents with 1,490 enrolments across primary and secondary institutions. This notably elevated rate of school supply suggests many students travel to the area from beyond the immediate surrounds, typically amplifying local childcare demand given school-run proximity. As expected, the level of school places per child care place (LDC+PSK) is also higher than average. Rather unsurprisingly, out of school hours child care - serving school age children - was found to be much more abundant than other service types in the area. Assessment shows low level of commercial activity in the area and assessment of local working populations which suggest many of the local population commute elsewhere for work with nearby services potentially taking some pressure off local child care centres.

7 school catchments intersect Woolgoolga (note; school catchment data provided for public schools only), in which a combined 2,339 children aged under 5 reside, served by 1,504 LDC and preschool places. The overall demand-to-supply ratio across these catchments is 1.6 children per place, with moderate variance in this ratio. Meanwhile, the discrepancy in this ratio between Woolgoolga and the intersecting school catchments highlights the need for a catchment based approach for specific site assessments.
