Common questions

Is stamp duty free for first home buyers in Australia?
Not nationally. On this calculator a first-home buyer can see $0 in NSW at $800,000, $0 in Victoria at $600,000, and $0 on a Queensland established home at $650,000. Other states either phase out earlier, do not model a concession, or have ended one.
Does this include the first home owner grant?
No. Grants, the 5% Deposit Scheme, and eligibility tests are outside the duty engine. The number is transfer duty (plus a titles-office fee on the result card).
Which states actually change the first-home figure on this calculator?
New South Wales, Victoria and Queensland. Western Australia, South Australia, the ACT and the Northern Territory show the general table. Tasmania’s established-home exemption ended on 30 June 2026.
