QLD first home buyer stamp duty

Queensland first-home relief is not one number. A new home you will live in can be $0 transfer duty in the cases this calculator models from 1 May 2025. An established home uses a different concession. Both require you to occupy the property.

How first-home stamp duty works in QLD

On a new home, first-home duty in this model is $0 at $800,000. On an established home at the same price the additional first-home concession has run out, so you see the home concession: $21,850.

At $650,000 an established first home is $0. The same price as an investment is $22,275. Copying an NSW $800,000 threshold onto a Queensland contract is how people get this wrong.

Vacant land has its own first-home path: $0 to $350,000, phasing to full general duty at $500,000. The home concession does not apply to vacant land.

  • Established home: $0 to $700,000, then a linear extra concession that is gone at $800,000, after which the home concession alone applies.
