How first-home stamp duty works in the Northern Territory

At $500,000 the quadratic formula gives about $23,929, plus the $181 titles lodgement. That is not 4.95% of the price, and a first-home flag does not change it here.

Above $525,000 the general rate is a flat percentage of the whole dutiable value. Confirm current first-home and PPR rebates with the Territory Revenue Office before treating this figure as the amount you will pay.

NT first-home grant rules also require that applicants have not owned a home before anywhere in Australia. That is a grant test, not a duty calculation.
