On an established or new home, this calculator shows $0 first-home duty at $800,000. The same purchase on the general table is $30,412.
From $800,000 to $1 million the concession phases out in a straight line. At $1 million and above, a first-home buyer pays the same transfer duty as anyone else on the general table.
You still have to meet Revenue NSW eligibility, including prior-ownership and residence tests. This page does not decide that you qualify. It only applies the modelled schedule when the first-home flag is on and the buyer type is a home you will live in.
