How first-home stamp duty works in SA

At $700,000 general conveyance duty is $32,330. A first-home flag does not reduce that figure in this calculator.

If a published first-home or off-the-plan concession applies to your contract, the revenue-office amount will be lower. Treat this page as the unconcessed schedule.

From 13 February 2025, prior ownership of an Australian residential property can disqualify first-home relief even if you never lived in that property. That eligibility test is not in the calculator. See the first-home or rentvestor note.

How much stamp duty do first home buyers pay in South Australia?
This calculator shows the general table. At $700,000 that is $32,330, plus Lands Titles fees. If you are eligible for a published concession, use RevenueSA as well.
Does South Australia still charge stamp duty for first home buyers?
Yes, on the general conveyance table. Separate first-home reliefs may apply to some contracts. They are not in this model.
Will buying an investment first change later SA first-home duty relief?
For contracts on or after 13 February 2025, prior ownership of an Australian residential property can disqualify the buyer even if they never lived in it. That test is not in the calculator.
