How first-home stamp duty works in the ACT

At $900,000 the investor conveyance duty in this model is $31,050, plus the Access Canberra lodgement fee. A first-home flag does not reduce that result here.

The ACT Home Buyer Concession currently looks back five years at other property, including overseas, for buyers and domestic partners. That eligibility test is not in the calculator.

How much stamp duty do first home buyers pay in the ACT?
This calculator shows the investor schedule, not the Home Buyer Concession. At $900,000 that is $31,050 plus the $496 lodgement fee. Confirm the current concession with the ACT Revenue Office.
Does the ACT still have a first-home stamp duty concession?
The ACT publishes owner-occupier rates and a Home Buyer Concession. Neither is modelled here. FHOG payments in the ACT ceased on 1 July 2019.
Does prior property ownership affect ACT first-home duty?
The current concession looks back five years at any property, including overseas, for buyers and domestic partners. That test is not in this calculator.
