Victoria’s first-home duty relief sits on top of the principal-place rules. This calculator zeros duty to $600,000, then phases it in to $750,000, using State Revenue Office schedules current from 1 July 2026.

How first-home stamp duty works in VIC

At $600,000 this calculator shows $0 for a first-home buyer who will live in the property. At $800,000 the first-home phase is finished, so the result is $43,070 — the same as the otherwise-applicable home or general rate at that price.

A Victorian principal place of residence also has concessional rates, but only when the dutiable value is $550,000 or less. First-home relief is the larger story above that band.

A vacant-land first-home exemption is not modelled here. Eligibility, including prior ownership, is an SRO question. This page applies the published first-home formula when the flag and residence inputs match.

What is the Victorian first-home stamp duty threshold?
Duty is $0 to $600,000, then phases to full otherwise-applicable duty at $750,000. At $750,000 and above this calculator no longer reduces the figure for a first-home flag.
Is VIC first-home stamp duty different from the PPR concession?
Yes. The PPR concessional table in this model only applies at $550,000 or less. First-home relief is a separate $0-to-$600,000 exemption with a phase to $750,000.
