About stamp duty in SA

South Australia still uses the name stamp duty in the statute. The top marginal rate on the general table is 5.5% of the excess over $500,000, after a $21,330 base.

A first-home checkbox does not change the SA result here. If a published first-home or off-the-plan concession applies to your contract, the revenue office figure will be lower than this estimate.

The Lands Titles transfer fee is ad valorem. Below $40,000 it sits in fixed bands; above that it steps by $105 per $10,000 (or part) of consideration over $50,000, from a $353 base.

Common questions

How much SA stamp duty on a $700,000 house?
General conveyance duty is $32,330 ($21,330 plus 5.5% of the $200,000 above $500,000). Lands Titles fees are extra.
Does South Australia still charge stamp duty on homes?
Yes. RevenueSA still assesses conveyance duty on residential transfers. This calculator is that general table, not a quote.
Are first-home concessions in the SA calculator?
Not in this model. If you are eligible for a published first-home or off-the-plan concession, use RevenueSA’s own tools as well.
