QLD stamp duty calculator

Queensland Revenue Office charges transfer duty on the dutiable value. A home you will live in is not assessed on the same table as an investment. This calculator uses the 2026–27 general schedule, the home concession, and the first-home additional concession where the inputs match.

About stamp duty in QLD

QRO publishes a general rate and a home concession. The home concession is the usual owner-occupier schedule for an established or new residence. Vacant land does not get that concession.

From 1 May 2025, a first-home buyer of a new home can pay $0 transfer duty in the cases this calculator models. An established home is $0 to $700,000, then a linear extra concession that runs out at $800,000, after which the home concession alone applies.

Titles QLD’s transfer of one lot is $248.04, plus $46.56 for each $10,000 or part thereof of consideration above $180,000.

Concessions this calculator models

  • Home concession: a lower progressive table than the general (investor) rate, for a residence that is not vacant land.
  • First-home established home: $0 to $700,000, then a phase toward the home-concession amount, with the extra relief gone at $800,000.
  • First-home new home: $0 duty in this model (from 1 May 2025).
  • First-home vacant land: $0 to $350,000, phasing to full general duty at $500,000.

Does vacant land get the QLD home concession?
No. Vacant land is assessed at general rates unless a first-home vacant-land concession applies ($0 to $350,000, phasing to full duty at $500,000).
