The Territory Revenue Office charges stamp duty on dutiable instruments. Below $525,000 the formula is not a simple percentage: duty = 0.06571441 × V² + 15 × V, where V is the dutiable value in thousands of dollars.

About stamp duty in the Northern Territory

The quadratic formula is why a $400,000 Territory purchase does not sit on a neat marginal table. This calculator applies that formula and rounds to the nearest dollar, matching the published method.

Above $525,000 the rate is a flat 4.95% to $3 million, then 5.75% to $5 million, then 5.95%. The Territory does not add a foreign-purchaser surcharge in this model.

At $500,000 the quadratic formula applies (V = 500): about $23,929, plus the $181 titles lodgement. It is not 4.95% of the price.
When does the NT flat percentage start?
From $525,001 the rate is 4.95% of the whole dutiable value, up to $3 million. Below $525,000 inclusive, use the quadratic formula.
Does the NT add a foreign-purchaser surcharge?
