The suburb of Guildford (NSW) is situated 20 kilometers west from the Sydney CBD. According to population estimates compiled by Districts, the suburb of Guildford (NSW) has a resident count of approximately 25,598 as of May 2026. This population figure is calculated using annual SA2-level Estimated Resident Population data alongside quarterly updates from the national address file. This estimate represents an increase of 1,507 residents, or a 6.3% growth rate, since the 2021 Census recorded the population at 24,091 people. Local real estate and employment dynamics are characterized by an above-average renting population, a prominent apartment footprint, and relatively low sales volume compared to the population size. The suburb of Guildford (NSW) is highly culturally diverse, featuring a high proportion of overseas-born residents, alongside an elevated concentration of children, teenagers, and young people aged 15 to 24yo and 0 to 4yo. Local income levels fall in the lower national quartile, while the local economy is supported by a pronounced wholesale trade employment base.

Should you spend time looking in Guildford?

Why look here

  • Population growth

Guildford ranks in the 73rd percentile nationally for population growth, with the population up +6.3% since the 2021 Census.

  • Forecast demand

Official forecasts point to an additional 3,415 residents by 2041 — growth of 13.3% on the current estimated population.

  • Infrastructure pipeline

8 major projects are tracked in and around Guildford, and infrastructure activity ranks in the 67th percentile nationally.

  • Employment outlook

Industry-weighted employment growth of 6.5% is forecast over the next five years based on the local industry mix.

What could hold it back

  • Below-average resident incomes

Guildford ranks in the 12th percentile nationally for income (score 1.2/10).

Lower household incomes can constrain rent growth and buyer depth, and increase sensitivity to interest-rate and cost-of-living pressure.

  • Weak local employment drivers

Guildford ranks in the 9th percentile nationally for employment drivers (score 0.9/10).

Areas with limited local job creation rely more heavily on commuting access and broader regional employment conditions.

  • Weak housing market ranking

Guildford ranks in the 3rd percentile nationally for housing (score 0.3/10).

A low composite housing ranking suggests the local market has lagged comparable areas on the measures Districts tracks.

  • Elevated unemployment

    Unemployment in Guildford is 14.9%.

Higher unemployment increases tenancy risk and can weigh on rental demand and price growth.

Housing development & building approvals in Guildford (NSW)

Districts view

Recent residential development output has been above average within Guildford when compared nationally

Detail

Based on an evaluation of ABS building approval records distributed from regional statistics, Guildford has averaged approximately 100 new residential approvals annually, with a total of 503 dwellings authorized over the past 5 financial years (between FY-21 and FY-25) and 84 during the current FY-26. Each constructed dwelling corresponded to an average increase of 2 new residents per year over the past 5 financial years (between FY-21 and FY-25), demonstrating a solid level of demand that should help maintain property valuations, with the average expected construction cost for these new dwellings standing at $360,000. Furthermore, commercial building approvals valued at $56.0 million have been documented during the current financial year, highlighting positive non-residential building trends.

Relative to Greater Sydney, building approvals per resident in Guildford stand at roughly 58% of the regional average, while ranking in the 47th percentile of locations nationwide, implying restricted options for prospective purchasers and reinforcing the demand for established homes. Newly approved projects consist of 51.0% standalone houses and 49.0% multi-unit developments, with a shifting combination of row houses and units offering options across various pricing levels, ranging from family residences to affordable compact alternatives. Recording approximately 358 people per building permit, Guildford represents an established property market.

Looking forward, Guildford is projected to add 3,415 residents by 2041, based on the latest quarterly calculations from Districts. If current building rates persist, the volume of new housing should comfortably accommodate this demand, establishing stable conditions for buyers and potentially supporting expansion beyond the current demographic forecasts.

Development applications

Districts' assessment of the Cumberland LGA register has identified 135 substantial development applications lodged in Guildford over the past 5 years (81 in the last 12 months). Minor and ancillary works — single dwellings, outbuildings, signage and smaller residential developments — are excluded. Of these, 63 were approved (47%, or 80% of those decided), 9 were refused (7%), 7 were withdrawn (5%), while 34 are under assessment. Districts estimates that 8 of these developments have likely been constructed. The most common application types are retail, industrial and childcare.

Population growth in Guildford (NSW)

Districts view

Population growth drivers in Guildford are strong compared to national averages based on Districts' ranking of recent, and medium to long-term trends

Detail

According to investigations of ABS demographic releases for the wider region, alongside recent home addresses verified by Districts since the Census, the resident count of Guildford (NSW) is projected to be approximately 25,598 in May 2026. This indicates a rise of 1,507 individuals (6.3%) from the 2021 Census, which documented a total of 24,091 residents. This shift is calculated from a resident base of 25,563, determined by Districts after reviewing the most recent ERP statistics published by the ABS (June 2025) and incorporating 104 validated new addresses since the Census date. This population scale translates to a density of 4,353 persons per square kilometer, placing the locality within the highest 10% of nationwide areas analyzed by Districts, signaling that land here is in high demand. The 6.3% expansion rate recorded in Guildford (NSW) since the census trails the state average (7.1%) by just 0.8 percentage points, highlighting its strong expansion potential. The upward trend in population was mostly fueled by net overseas migration, which accounted for roughly 56% of all population increases in recent times.

Districts incorporates projections from the ABS and Geoscience Australia for individual SA2 zones, which were published in 2024 utilizing 2022 as the baseline year. For any SA2 sectors lacking this coverage, projections compiled by the NSW State Government at the SA2 scale from 2022 using 2021 as a base are applied. Demographic growth projections by age brackets from these sources are likewise utilized across all regions for the period spanning 2032 to 2041. Factoring in these expected shifts, the suburb of Guildford (NSW) is set to experience population expansion exceeding the national median, with projections indicating an increase of 3,450 persons by 2041 based on combined SA2 data, representing a total rise of 13.3% over the 16 years.

Jobs and industry in Guildford (NSW)

Districts view

Employment conditions in Guildford face significant challenges, ranking among the bottom 10% of areas assessed nationally

Detail

Guildford has a diverse, skilled labor pool with an unemployment rate of 14.9% and an estimated annual job growth of 3.8%, derived from Districts summaries of statistical area statistics. In March 2026, the employed resident count stood at 8,796, whereas the unemployment rate exceeded the Greater Sydney figure of 4.1% by 10.8 percentage points, pointing to potential areas of improvement, and labor market participation remains low at 51.2% versus 69.1% across Greater Sydney. Census records show a high proportion of workers (30.0%) carrying out duties from home, though this may have been influenced by COVID-19 lock-down measures.

The primary employment sectors for local residents consist of health care & social assistance, retail trade, and construction. The community shows a strong concentration in the construction sector, where the proportion of employed residents is 1.3 times the regional average. Conversely, professional & technical services employ only 6.2% of the local workforce, compared with 11.5% in Greater Sydney. The locality is predominantly residential and seems to offer few employment opportunities internally, as shown by comparing the count of working residents with the local jobs available.

According to Districts analysis of SALM and ABS statistics combined from broader regional divisions, the 12-month timeframe saw job numbers grow by 3.8% while the labor pool expanded by 2.7%, leading to a decrease in the unemployment rate of 0.9 percentage points. This compares favorably to Greater Sydney, which recorded a 1.9% rise in employment alongside a 1.9% expansion of the labor force, resulting in a minor reduction in unemployment. National labor market projections issued in May-25 by Jobs and Skills Australia provide further context regarding future employment demand in Guildford. These estimates, spanning five and ten-year intervals, have been applied to the local workforce distribution to project future trends. Although national employment is predicted to rise by 6.6% over five years and 13.7% over ten years, growth rates vary widely by industry. Projecting these industry-specific trends onto the local workforce profile suggests that employment among residents will grow by 6.5% over five years and 13.5% over ten years, representing a basic weighted calculation for comparison that does not incorporate localized population shifts.

Child care in Guildford (NSW)

Districts view

Guildford (NSW) was found to possess well below average child care supply broadly for children under 5, with constrained supply across both long day care and out of school hours care.

Detail

Guildford currently has an estimated 2,099 children under 5 years old, comprising approximately 1,190 children aged 0-2 and 793 children aged 3-4. This cohort grew by an estimated 1% since the previous census. though population forecasts indicate future decline, with an anticipated decrease of 3% by 2041 (to approximately 2,037 children). Meanwhile the 5-12 cohort currently amounts to 2,930. Recent growth has been driven by high birth rates observed in the area, with approximately 16.4 births per 1,000 residents recorded over the latest two-year period analysed which ranks the area among the top 20% of areas assessed nationally. This rate has slowed down slightly in recent years however.

Guildford contains 13 Long Day Care centres (613 places) and 2 OSHC facilities (125 places), while overall provision relative to the local child population appears limited compared to national benchmarks, and is below the Greater Sydney average. With no preschool/kindergarten services observed in the area, only long day care, the ratio of children per place for the under 5 age group is 3.2 - placing the area among the bottom 30% nationally for supply per child. To meet the Greater Sydney average 546 new places would be required (LDC+PSK to service the under 5 age group). Meanwhile, projected population decline of 3.0% in the under 5 age group between now and 2041 suggests a reduction in demand for childcare services. Other factors relevant to demand worth noting are lower female labour force participation of 36.2%, as well as lower quartile employment and income performance.

In assessing child care markets local school supply is a particularly important factor, given school-run convenience, and enrolment vs child care place analysis can provide useful insight into capacity both for parents seeking child care options and child care operators assessing opportunities in an area. The catchment sees a level of school enrolment relative to population of 7.8 per 100 residents with 2,009 enrolments across primary and secondary institutions. A lower-than-typical rate which suggests pressure might be taken off local services somewhat by school hubs in nearby areas. Additionally, the level of school places per child care place (LDC+PSK) is moderate. Proximity analysis saw distances of local residents to their nearest child care centre being shorter than average while fees are notably lower than national averages. Another finding worth noting is the low level of commercial activity in the area and assessment of local working populations which suggest many of the local population commute elsewhere for work with nearby services potentially taking some pressure off local child care centres.

14 school catchments intersect Guildford (note; school catchment data provided for public schools only), in which a combined 12,076 children aged under 5 reside, served by 8,902 LDC and preschool places. The overall demand-to-supply ratio across these catchments is 1.4 children per place, with significant variance in this ratio. Meanwhile, the discrepancy in this ratio between Guildford and the intersecting school catchments highlights the need for a catchment based approach for specific site assessments.
