Alkimos is a rapidly expanding coastal suburb situated 41 kilometers north-northwest of the Perth CBD. The community is well-known for its beautiful coastline, beaches, and planned green spaces designed around sustainability. According to current estimates as of May 2026, the population has reached approximately 14,810 residents. This represents a substantial growth of 4,607 people, or 45.2%, since the 2021 Census recorded 10,203 residents in the area. The demographic profile is notably young, characterized by a strong presence of residents aged 35 to 44 and a high proportion of children, with family households and couples with children making up the majority of the local community. The housing market in Alkimos is dominated by detached homes, supported by high levels of local development and construction approvals that sit well above regional averages. This robust residential supply is accompanied by strong mortgage holder representation. These market factors, alongside elevated population growth forecasts and migration patterns, establish the suburb as one of the fastest-growing residential markets in the country. Ongoing master-planned projects continue to bring modern infrastructure, schools, and amenities to the area, enhancing its appeal for both families and professionals seeking a coastal lifestyle.

Estimated residents are up from 10,203 at the 2021 Census — a change of 4,607 people, or 45.2%.

Should you spend time looking in Alkimos?

Why look here

  • Population growth

Alkimos ranks in the 99th percentile nationally for population growth, with the population up +45.2% since the 2021 Census.

  • Forecast demand

Official forecasts point to an additional 8,802 residents by 2041 — growth of 59.4% on the current estimated population.

  • Employment outlook

Industry-weighted employment growth of 6.3% is forecast over the next five years based on the local industry mix.

What could hold it back

  • Below-average amenity provision

Alkimos ranks in the 10th percentile nationally for amenities (score 1/10). Thin local amenity can cap price premiums relative to better-serviced neighbouring suburbs.

  • Weak housing market ranking

Alkimos ranks in the 28th percentile nationally for housing (score 2.8/10). A low composite housing ranking suggests the local market has lagged comparable areas on the measures Districts tracks.

  • High development activity

Residential development activity ranks in the 95th percentile nationally, with 2,134 dwelling approvals over five years. Strong incoming supply can absorb demand and dampen rent and price growth until new stock is taken up.

Districts' reading of national rankings, Census change and the tracked project pipeline for Alkimos. Each line cites its evidence; this is interpretation, not advice. The Investment Report PDF is the long form of this thesis.

Housing development & building approvals in Alkimos (WA)

Districts view

The level of residential development activity in Alkimos was found to be higher than 90% of real estate markets across the country

Detail

Analysis of building permit statistics indicates that Alkimos averages approximately 426 annual residential approvals. In the 5 financial years spanning FY-21 to FY-25, a total of 2,134 residential permits were issued, with another 642 registered during FY-26. The local housing market exhibits balanced supply and demand conditions, supported by a ratio of 1.9 new residents for each constructed dwelling during the FY-21 to FY-25 timeframe. The average estimated construction cost for these new residences is $375,000, which sits slightly higher than the regional benchmark and points to a focus on quality builds. Additionally, commercial building approvals have reached $22.0 million this financial year, reflecting a steady expansion of local business infrastructure.

Alkimos registers 246.0% more residential building activity per capita than Greater Perth, giving purchasers a wider selection of properties. This building volume is also substantially higher than the national level, illustrating strong developer confidence in the suburb. Single-family detached dwellings constitute 99.0% of the new building stock, while medium and high-density formats make up 1.0%, maintaining the established low-density aesthetic that targets family buyers looking for space. The addition of approximately 30 residents per approved home highlights the classic dynamics of a developing area.

According to demographic forecasts, Alkimos is expected to add 8,802 new occupants by 2041, based on the most recent quarterly projections from Districts. Considering ongoing construction activity, the supply of new housing should comfortably accommodate this demand, ensuring favorable conditions for buyers and potentially supporting population growth above current expectations.

Development applications

Districts' assessment of the Wanneroo LGA register has identified 30 substantial development applications lodged in Alkimos over the past 5 years (5 in the last 12 months). Minor and ancillary works — single dwellings, outbuildings, signage and smaller residential developments — are excluded. Of these, 27 were approved (90%, or 100% of those decided) while 3 are under assessment. Districts estimates that 3 of these developments have likely been constructed. The most common application types are commercial, multi-resi and retail.

This represents a expansion of 4,607 individuals (45.2%) compared to the 2021 Census, when the head count stood at 10,203 people. Child care

Data to 17 Jul 2026

Child care in Alkimos (WA)

Districts view

Alkimos was found to possess below average child care supply broadly for children under 5, though with mixed findings across service types as out of school hours care is well-supplied while long day care appears more constrained.

Detail

Alkimos currently has an estimated 1,288 children under 5 years old, comprising approximately 755 children aged 0-2 and 503 children aged 3-4. This cohort grew by an estimated 26% since the previous census. while population forecasts indicate future growth, with an anticipated increase of 54% by 2041 (to approximately 1,980 children). Meanwhile the 5-12 cohort currently amounts to 1,925. Recent growth has been driven by high birth rates observed in the area, with approximately 18.3 births per 1,000 residents recorded over the latest two-year period analysed which ranks the area among the top 20% of areas assessed nationally.

Alkimos contains 6 Long Day Care centres (486 places) and 5 OSHC facilities (343 places). With no preschool/kindergarten services observed in the area (such services generally provided within schools in WA), only long day care, the ratio of children per place for the under 5 age group is 2.6 - placing the area below the national average for supply per child. With projected population growth of 59.4% between now and 2041, and 53.7% in the under 5 age group in particular, 278 new places will be needed to maintain today's ratios. As well as this projected growth, other drivers of note in the area are high female labour force participation of 71.6%.

In assessing child care markets local school supply is a particularly important factor, given school-run convenience, and enrolment vs child care place analysis can provide useful insight into capacity both for parents seeking child care options and child care operators assessing opportunities in an area. The catchment sees a level of school enrolment relative to population of 31.5 per 100 residents with 4,663 enrolments across primary and secondary institutions. This notably elevated rate of school supply suggests many students travel to the area from beyond the immediate surrounds, typically amplifying local childcare demand given school-run proximity. As expected, the level of school places per child care place (LDC+PSK) is also higher than average. Rather unsurprisingly, out of school hours child care - serving school age children - was found to be much more abundant than other service types in the area. Fee analysis shows high fees are observed relative to national benchmarks. Another finding worth noting is the low level of commercial activity in the area and assessment of local working populations which suggest many of the local population commute elsewhere for work with nearby services potentially taking some pressure off local child care centres.

1 school catchment intersects Alkimos (note; school catchment data provided for public schools only), in which 2,955 children aged under 5 reside, served by 675 LDC and preschool places. The demand-to-supply ratio for this catchment is 4.4 children per place.
